Welcome to the country! This true farmhouse sits on 3 beautiful acres, offering peace, privacy, and plenty of room to roam. If you're seeking quiet, space, and a classic rural lifestyle, this 4-5 bedroom, 1.1 bath home delivers all of that and more. A private drive leads you to the property, where a large outdoor awning provides covered parking or a perfect spot for gatherings with family and friends. Follow the concrete walkway to the front door and step into a spacious, eat-in country kitchen featuring hardwood floors, a fully-applianced layout, and an inviting open feel. The formal living room offers a comfortable setting for hosting, while the cozy family room - complete with a wood-burning stove - is ideal for unwinding in the evenings and enjoying the sweeping country views. A separate dining room with hardwood floors adds even more space for entertaining. A nearby half bath sits between the main-level bedroom, which could easily be converted into a first-floor laundry or craft room if desired. Upstairs, you'll find four generously sized bedrooms. Two feature original hardwood floors, and all include nicely sized closets. The primary bedroom, located in the south corner of the home, offers soft carpeting and serene views of the countryside. The remodeled full bathroom is spacious and bright. A third-level attic provides excellent additional storage, and the full, unfinished basement houses all mechanicals with even more room for storage. Outdoors, the property truly shines. A two-car detached garage with an attached shed is perfect for tools and equipment. A 50x30 outbuilding offers fantastic space for farm machinery, recreational vehicles, or hobbies. There is a workshop as well - perfect man cave material. You'll also find a chicken coop, garden beds, fruit trees, mature landscaping, and a custom patio ideal for outdoor dining. The expansive green space and mature trees create a peaceful, picturesque setting across all 3 acres. Quiet country living awaits - all just 20 minutes from DeKalb for shopping and dining. This charming farmhouse offers the best of both worlds: a serene rural lifestyle with convenient access to town. Come experience the beauty and calm of this country gem.

A-1
Agricultural District
It is recognized that the public health and welfare of the citizens of DeKalb County are greatly dependent upon the sustenance and economic benefits provided by a viable agricultural industry. The intent of this district is to ensure that land areas in the County that are well suited for production of food and fiber are retained for such production, unimpeded by the establishment of incompatible uses which would hinder farm operations and irretrievably deplete agricultural lands; The A-1 District acknowledges that agriculture is a specialized form of industry characterized by the production through biological and botanical processes of saleable farm products as a result of the combination of raw materials soils, seeds, plants, water, and nutrients, manpower farm labor and machinery, and energy solar and power equipment.
