Tucked away on a peaceful country road just outside Towanda, this 3-bedroom, 2-bath farmhouse offers the kind of wide-open sky and slower pace that's getting harder to find. Set on a generous lot with mature trees and a versatile 40x60 machine shed, this property is equal parts homestead and haven. Step inside to find warm wood floors, an open and airy living space, and a kitchen made for gathering with abundant cabinetry, a large center island, and room to spread out for weeknight dinners or weekend baking marathons. The main level flows easily from living room to kitchen to dining, with a mudroom/laundry area that keeps farm life organized right at the back door. A main-floor bedroom sits conveniently near a full bath, offering easy potential for a main-level primary, which would be ideal for one-level living or hosting guests without the stairs. Upstairs, three additional bedrooms provide flexible space for family, guests, or a home office, including a spacious room that's the largest in the house. Ceilings with charming farmhouse angles add character throughout. Outside is where this property really shines. The 40x60 machine shed has its back half finished, perfect for a workshop, gym, or hobby space, while the front offers wide-open storage for equipment, vehicles, or toys. The acreage gives you room to garden, raise animals, or just enjoy the quiet, with front-row seats to central Illinois sunsets over open farmland. Whether you're dreaming of a hobby farm or just more elbow room than a subdivision lot allows, this is a rare chance to have it all just minutes from town conveniences.

Agriculture District
Agricultural land is under urban pressure from expanding incorporated areas. This urban pressure takes the form of scattered development in wide belts around the incorporated communities of McLean County, brings conflicting land uses into juxtaposition, creates high costs for public services and stimulates land speculation. Certain agricultural land constitutes unique and irreplaceable land resources. It is the purpose of the Agriculture District to provide a means by which agricultural land may be protected and enhanced as an economic and environmental resource of major importance to the County. Therefore, the Agriculture District is intended to accomplish the following objectives: Promote the use of agricultural land that is most suitable for farming activities; Protect the value of agricultural land from indiscriminate incompatible and conflicting land uses; Conserve and protect open space, wooded areas, streams, mineral deposits and other natural resources from incompatible land uses and provide for their timely utilization; Provide for the location and govern the establishment and operation of land uses which are compatible with agriculture and are of such a nature that their location away from residential, commercial and industrial areas is most desirable; Provide for the location and govern the establishment and use of residential uses that are accessory to and necessary for the conduct of agriculture; Provide for the location and govern the establishment and use of limited non-farm dwellings.
