This adorable little cottage is situated on just over 8 acres. The area around the cottage is open space with lawn allowing plenty of light throughout the house. As you enter the large great room with vaulted ceilings, there is a fireplace facing the living area. The dining area has a double door leading to the large deck that stretches the length of the house. Off the dining area is a nicely laid out kitchen with plenty of cabinets, a full-size refrigerator, dishwasher, range top and built in oven and pantry. The laundry and half bath are across the hall from the kitchen. Down the hall is a large, en-suite bedroom with sitting area and double door leading to the deck. The full bath has a walk in shower and soaking tub. The stairs off the entry lead to a second large bedroom with vaulted ceilings, and double window. There is a nook that would accomodate a seating area or desk and a closet between the landing and the bedroom. The crawl space has good access and a poured concrete floor for additional storage and mechanicals. At the back of the grassy area is a nice shed for storage and a gate to the wooded area. Directly behind the property is a huge parcel of state owned forest, and across the road are several hundred acres of state forest as well. A little tlc is needed on the deck and exterior. The home could benefit from updated flooring but it has been nicely maintained and is very liveable, so updates could be done when time and budget allowed. The seller has many plantings throughout the property. This could be a nice little starter home, or a second home that could double as an air b & b.

FR
Forest Reserve District
The character of the Forest Reserve (FR) District is defined as that which is primarily intended for the preservation of forests, recreational areas, parks and greenways, limited agricultural uses and very, very low density single family residential uses. Its purposes are to permit limited single family residential development on very large lots, to discourage the development of residential subdivisions and nonresidential uses, to protect environmentally sensitive areas, such as floodplain and steep slopes and to maintain the character of the surrounding neighborhood. Development in the FR District is hindered by extreme topography, poor access and the availability of few or no public services. Therefore, the number of uses permitted in the FR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the low-density residential and public open space uses.
