The Goodman Farm is a 116+- Ac farm being sold in an Online Only Auction format. Bid live 24/7 at our website by clicking the Online Auction link. See site for full terms & conditions. Opening bid is $800,000 and there is no reserve. Property will sell to the highest bidder if opening bid is placed. Auction starts on 6/15/2018 and ends at 8PM on Wed July 11th 2018 with a soft close. This farm is a fantastic opportunity with much to offer. Rarely available in Monroe County in such a dynamic location, featuring uplands and bottoms, including a stream that traverses the valley. Property is located just off I/69-Hwy/37 on Bloomington's north side, 2 miles west of the Sample Road exit. The property runs between Williams Road & Denny Road with frontage on both. Mr. Goodman purchased the property in the 1960's from the Godsey family. The farm is 5 separate parcels total. The farm was used for produce, cattle, Christmas trees and a timber farm. Approximately 60% of this property stands in some of the finest timber in the area. Managed by Stambaugh Forestry for many years, this timber is an excellent example of solid forest management. Select cuts were made through the years but one can hardly tell when walking the high canopy forest. The property features a custom ranch home over a full partially finished basement, a large wood shop, and three barns used primarily for cattle, hay & equipment in conjunction with the cattle business. This farm could be used as a working horse or cattle operation, a timber farm or a fantastic recreational property. Hunting here is exceptional and this is a nature lover's dream.

AG/RR
Agriculture/Rural Reserve District
The character of the Agriculture/Rural Reserve (AG/RR) District is defined as that which is primarily intended for agriculture uses including, but not limited to, row crop or livestock production, forages, pasture, forestry, single family residential uses associated with agriculture uses and limited, very low density, rural non-farm related single family uses and not in (major) subdivisions. Its purposes are to encourage the continuation of agriculture uses, along with the associated single family residential uses, to discourage the development of residential subdivisions and non-farm-related nonresidential uses, to protect the environmentally sensitive areas, such as floodplain and steep slopes, and to maintain the character of the surrounding neighborhood. Therefore, the number of uses permitted in the AG/RR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the agriculture-related uses. The development of new non-farm residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
