An open floor plan, soaring ceilings, and fantastic updates highlight this light filled 1.5 story over a walkout lower level on the Eastside! Nestled amongst the trees in an extremely private setting just minutes from College Mall, this beautifully landscaped, 3,300 sqft, 4bd, 3ba, 2car features a great room with a floor to ceiling stone fireplace and a wall of windows (literally!), and a kitchen remodel that a cook will love. High end birch cabinets, hand scraped hickory hardwood, Brazilian granite countertops, center island, stainless and glass vented range hood, its own decorative fireplace, and stainless appliance package are some of the recent updates! The master suite is HUGE! In addition to a lovely master bath it contains a stone fireplace, its own private balcony, and a multifunctional loft area. This house is a dream for entertaining, with common spaces that flow well into the almost 2,000 sqft of deck and patio space accessed from each level of the home. The walkout lower level is full of windows and natural light and contains a guest suite with great room, full kitchen, bedroom, bath, and den, accessible from the outside patio or house interior, that could easily exist as its own space. Other recent updates include new cement board exterior and painting/staining/improving decks, new landscaping and extensive tree maintenance, new fencing, and other special touches that make this property feel loved! Ultra desirable location just minutes from Indiana University and Eastside shopping and restaurants in one direction and Lake Monroe just minutes in the other. It's the perfect combination of privacy and proximity, just far enough, but not too far! Do not miss this unique property and its fantastic condition!

CR
AREA 3
Conservation Residential District
The character of the Conservation Residential (CR) District is defined as that which is primarily intended to provide a residential option (planned unit or cluster development) at environmentally sound locations while protecting the environmentally sensitive watersheds of Lake Griffey and Monroe Reservoir. Its purposes are to protect the environmentally sensitive watershed, especially the floodplain and steep slopes, to permit limited single family residential development on very large lots or in subdivisions (planned unit or cluster development) at environmentally sound locations, to discourage the development of nonresidential uses, to discourage the development of sanitary sewer systems except for existing development and to maintain the character of the surrounding neighborhood. Development in the CR District is hindered by concern over the watershed environment, and, in some cases, extreme topography, poor access and the availability of few or no public services. Therefore, the number of uses permitted in the CR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the watershed environment and lowdensity residential uses. The development of new residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
