Beautiful, over 3,000 square foot ranch home over walk-out lower lever, nestled on 3.3 acres next to a Sycamore Land Trust property and Hoosier State Forest, resulting in complete privacy, stunning scenery, and a selection of hiking trails. This custom home is accented throughout with original, artistic design elements creating a residence that is in a class by itself. The large great room offers an open concept, a vaulted ceiling with beam, large windows and skylights that bathe the area in natural light. The kitchen features a handcrafted glass countertop and backsplash, breakfast bar, stainless steel appliances, bookshelves and user-friendly custom cabinets. The kitchen opens into the dining area, which is open to the cozy living area that features a wood burning fireplace. The focal point in the living area is an exquisite built-in unit of lighted display shelves. There are three bedrooms and three updated full baths. A large rec-room, bonus room, mudroom, and full bathroom, are in the walk-out lower level. Every window in this home has a spectacular view! There are so many ways to enjoy the idyllic setting, eating al-Fresco or sipping coffee or wine on one of the decks or on the front patio, reading or relaxing watching birds and other wildlife, or actively walking trails in the woods. There is a separate, 1800 square foot, 2-story building with skylights. It is being used as a workshop, art studio and gallery, but has endless uses. Additional storage space can be found in the attached 3-car garage and in the lower level. Seller's installed a high-efficiency hybrid furnace with integrated gas-electric-wood system. This property is situated only 10 minutes from Bloomington’s new hospital and eastside restaurants, theaters, and shopping. Schedule an appointment to see this special property today!

CR
AREA 3
Conservation Residential District
The character of the Conservation Residential (CR) District is defined as that which is primarily intended to provide a residential option (planned unit or cluster development) at environmentally sound locations while protecting the environmentally sensitive watersheds of Lake Griffey and Monroe Reservoir. Its purposes are to protect the environmentally sensitive watershed, especially the floodplain and steep slopes, to permit limited single family residential development on very large lots or in subdivisions (planned unit or cluster development) at environmentally sound locations, to discourage the development of nonresidential uses, to discourage the development of sanitary sewer systems except for existing development and to maintain the character of the surrounding neighborhood. Development in the CR District is hindered by concern over the watershed environment, and, in some cases, extreme topography, poor access and the availability of few or no public services. Therefore, the number of uses permitted in the CR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the watershed environment and lowdensity residential uses. The development of new residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
