Bring your dreams! This is a homesteading permaculture paradise on 12 acres with essentially two building sites. One is currently undeveloped and sits right on Miller Rd, with public utilities available at the road. The photographed studio home built on a private and secluded hilltop overlooking the Beanblossom Valley, was built to code with a Monroe County Building Department permit and passed all the requirements for occupancy. However, the seller later removed the bathroom, and now, it cannot be marketed as a "residence" or qualify for traditional financing as it sits, though it is a great contender for a renovation loan since the occupancy permit is in place. With a little ingenuity, creativity and money, the studio could certainly be retrofit to incorporate a bathroom, or unite the upper and lower floors to make a larger, more traditional home. It's all poured concrete with a stucco finish and just needs a little finnessing and finishing inside to make a pretty cool yet rustic home. It's well built with vinyl double hung windows, deep sills, a built in bed and cabinets, wood stove, and has a 200 amp electrical box, and electric water heater installed. There's a presby septic mound in place, just needs a tank, and then lines and drains to make functional for the house. Water is cistern at the studio, but public water is available at the road for the other building site. Also included is a chicken coop with an established chicken run and yard surrounding a biodiverse permaculture style garden with a ton of Indiana native perennials and medicinals like comfrey, valerian, passion flower, lambs ear, mint, eclipse, rose of Sharon, queen Ann's lace, jewelweed, raspberry, current, and more. This property presents so many unique opportunities and possibilities for the recreational hobbyist, gardner, bio-diverse farmer, or someone who wants acreage to build a dream home and have a studio or guest house already in place. AG/RR
Agriculture/Rural Reserve District
The character of the Agriculture/Rural Reserve (AG/RR) District is defined as that which is primarily intended for agriculture uses including, but not limited to, row crop or livestock production, forages, pasture, forestry, single family residential uses associated with agriculture uses and limited, very low density, rural non-farm related single family uses and not in (major) subdivisions. Its purposes are to encourage the continuation of agriculture uses, along with the associated single family residential uses, to discourage the development of residential subdivisions and non-farm-related nonresidential uses, to protect the environmentally sensitive areas, such as floodplain and steep slopes, and to maintain the character of the surrounding neighborhood. Therefore, the number of uses permitted in the AG/RR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the agriculture-related uses. The development of new non-farm residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
