Tucked at the end of a quiet gravel drive, where the trees begin to close in and the noise of the day gently fades, this post-and-beam cabin feels like a hidden world of its own. Set on 3.9 wooded acres on Bloomington’s east side, this one-bedroom retreat offers something increasingly rare—true stillness, wrapped in nature, without giving up proximity to everything you need. The home itself is warm and intentional. Exposed beams, natural materials, and a sense of craftsmanship create a space that feels both grounded and quietly elevated. Light filters through the trees and into the living spaces, shifting throughout the day in a way that makes even ordinary moments feel a little more special. Outside, the experience deepens. Mornings begin with coffee and birdsong. Afternoons invite long walks through your own wooded acreage. Evenings settle in with the soft rustle of leaves and a sky that feels just far enough away from the city to exhale. And yet—you’re still just minutes from Bloomington’s east side amenities, dining, and everyday conveniences. It’s the kind of balance that’s hard to find: secluded, but not isolated. Whether you’re looking for a personal retreat, a full-time residence, or a thoughtfully positioned investment, this property offers incredible flexibility. Its setting and character make it a natural fit for a high-demand short-term rental—an experience guests will seek out again and again. This isn’t just a cabin in the woods. It’s a place to slow down. To reconnect. To live a little more intentionally.

Come and get your love! This home spoils you with its water views and four acres of wooded bliss. Currently owner occupied and adored, it features new hardwood floors, a newer furnace and air conditioner, some new fixtures, and beautiful tall, beamed ceilings. The property also has a few "waterfalls, " designed for dramatic cascades during rainfall. No pond rights. This home is conveniently located between Bloomington and Brown County and is a 10-minute drive to local shopping and restaurants. Yes, there's also high-speed fiber internet. For many years this home operated as a successful vacation cabin business (air bnb). This sale will not be contingent upon that ability, but the county has indicated that the home likely would qualify again after re-application. Once you move in, though, you may not want to leave! Enjoy all the seasons like never before, with colorful leaves, summer frogs, snow-topped trees and wildlife worthy of picture books.

CR
AREA 1
Conservation Residential District
The character of the Conservation Residential (CR) District is defined as that which is primarily intended to provide a residential option (planned unit or cluster development) at environmentally sound locations while protecting the environmentally sensitive watersheds of Lake Griffey and Monroe Reservoir. Its purposes are to protect the environmentally sensitive watershed, especially the floodplain and steep slopes, to permit limited single family residential development on very large lots or in subdivisions (planned unit or cluster development) at environmentally sound locations, to discourage the development of nonresidential uses, to discourage the development of sanitary sewer systems except for existing development and to maintain the character of the surrounding neighborhood. Development in the CR District is hindered by concern over the watershed environment, and, in some cases, extreme topography, poor access and the availability of few or no public services. Therefore, the number of uses permitted in the CR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the watershed environment and lowdensity residential uses. The development of new residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
