A private retreat in the woods! Nestled in the trees, tucked back from the road, this home invites you to live both indoors and outdoors with 750 square feet of custom designed deck space, including a private upper deck off the primary bedroom that makes you feel like you are in the tree tops. The entire lot is almost 3-1/2 acres, featuring a large fenced portion of the yard. Inside, you'll find an airy, open floor plan on the main level, with updated windows to enjoy the view. Solid surface counters and Marmoleum flooring (a sustainable choice) are featured in the kitchen along with all appliances included. Wood floors are throughout. Two heat sources keep the home warm in the winter (the fireplace insert can heat the entire home in addition to the gas furnace) and the trees keep the home cool and shaded in the summer . The electric breaker box was replaced in 2021. Utility bills are low with monthly averages of $103 for Duke electric, $90 for Centerpoint natural gas and $28 for Southern Monroe Water (for a household of 3). Smithville Fiber is available as well as Xfinity. The unfinished lower space has a large garage door, making it great workshop and storage space. There is also opportunity for a third bath in the lower level, if you want to finish the space. Roof is 5 years old. Located just 15 minutes from the Courthouse Square, an easy drive to all parts of Monroe, Lawrence and Greene County.
*Taxable value of land and structures on it ("additions") is determined regularly by local assessors and does not affect market price.

ER
Estate Residential District
The character of the Estate Residential (ER) District is defined as that which is primarily intended for low density, single family residential development on relatively flat land in areas that have some, but not full, public services, generally along or near major County roads or state highways. Its purposes are to permit limited single family residential development on large lots, to discourage the development of sanitary sewer systems except for existing development, to discourage the development of residential subdivisions and non-farm nonresidential uses, to protect environmentally sensitive areas, such as floodplain, karst, and steep slopes and to maintain the character of the surrounding neighborhood. Therefore, the number of uses permitted in the ER District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the low-density residential uses. The development of new residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
