This property has a little bit of everything and it's all pretty amazing. Nearly 15 acres of land, nearly 2000 square foot story & a half house (1 Bedroom, plus a loft/study, 2 1/2 Baths) over a walkout basement, 3 Car Garage, Pole Building, Horse Barn, and a Hangar. Yes, a hangar and the lower pasture was used as an airstrip at one time. Now, that building is an extra 1200 square feet used for storage. The house, garage, and pole building all have radiant floor heating run off of a dual fuel (Natural Gas & Wood) outdoor furnace. Some of the least expensive heating bills you'll ever see. The garage would need a thermostat and some insulation to be heated efficiently, but all piping is already in place. You'll enjoy the even radiant heat in the basement of the house and can comfortably go barefoot. The property is fenced with posts and cattle panels throughout much of the acreage. Horses and a variety of livestock have been raised here. The 40X24 horse barn recently had new block walls built. Prior to that the barn had a 40X17 lean to which had four 10X10 box stalls and a lane from one side to the other. During the masonry work they needed to be dismantled, but much of the wood is still there to rebuild them. Enjoy coffee and sunrises on the covered back deck and sunsets on the front porch. The peaceful setting is bordered on two sides by Flatwoods Park. This is a special place and there is so much that is a must see. Schedule your showing today!

AG/RR
Agriculture/Rural Reserve District
The character of the Agriculture/Rural Reserve (AG/RR) District is defined as that which is primarily intended for agriculture uses including, but not limited to, row crop or livestock production, forages, pasture, forestry, single family residential uses associated with agriculture uses and limited, very low density, rural non-farm related single family uses and not in (major) subdivisions. Its purposes are to encourage the continuation of agriculture uses, along with the associated single family residential uses, to discourage the development of residential subdivisions and non-farm-related nonresidential uses, to protect the environmentally sensitive areas, such as floodplain and steep slopes, and to maintain the character of the surrounding neighborhood. Therefore, the number of uses permitted in the AG/RR District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the agriculture-related uses. The development of new non-farm residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
