This beautiful diverse mixture farm is in a great location out in the country, yet it's easy to get to Bloomington, Bedford or Indianapolis. A portion of this farm in the past was being managed as a cattle farm, currently it is planted in crops but has incredible whitetail habitat. The property features approx. 70 +/- acres of crop ground (pasture and tillable) for great annual income. There are over 130 +/- acres of timberland consisting of a mix of Indiana hardwood timber in a variety of age and size classes. The northside of the property has over 2800 +/- feet of road frontage with multiple entry points. Water sources on this property include a few farm ponds and several creeks that come together. This land has signs of deer and turkey all throughout; however, with a good habitat management plan this property could easily be converted to a whitetail and turkey paradise. If cattle, horses and livestock are your passion, look no further, this property has the perfect mixture of tillable/pasture ground to support such. Grass pastures along with many acres presently in crops and hay provide plenty of opportunities for livestock grazing. There are several excellent building sites on the property that would make a perfect spot for a dream home or family compound. The terrain on this property is gently rolling for easy access around the area. There are a few small fields that are in the Eqip program. The Eqip program is very beneficial for wildlife and quail. A portion of the wooded ground is in the Indiana Classified Forest Program. The Indiana Classified Forest Program helps reduce taxes and is beneficial for timber and wildlife. Great Investment Opportunity!! This tract consists of 3 parent parcels in a highly desirable area with numerous potential building sites. Needing more land, there is an additional 322 +/- Acres that adjoins this property for sale and could make 523 +/- Acres total. See maps for different tracts.

ER
Estate Residential District
The character of the Estate Residential (ER) District is defined as that which is primarily intended for low density, single family residential development on relatively flat land in areas that have some, but not full, public services, generally along or near major County roads or state highways. Its purposes are to permit limited single family residential development on large lots, to discourage the development of sanitary sewer systems except for existing development, to discourage the development of residential subdivisions and non-farm nonresidential uses, to protect environmentally sensitive areas, such as floodplain, karst, and steep slopes and to maintain the character of the surrounding neighborhood. Therefore, the number of uses permitted in the ER District is limited. Some uses are conditionally permitted. The conditions placed on these uses are to insure their compatibility with the low-density residential uses. The development of new residential activities proximate to known mineral resource deposits or extraction operations may be buffered by increased setback distance.
