This is a love story. It's the story of a family who left the city behind in search of their dream home. It's the story of a property thoughtfully cared for, where every improvement was made with the intention of creating a forever home: a rural homestead designed for sustainability, self-sufficiency, and a life well lived. Not far from Lonestar Lake, tucked behind an orchard and sheltered by a protective windbreak, sits a home that offers far more than meets the eye. Every major investment reflects quality and long-term thinking: a high-end geothermal HVAC system, a top-of-the-line 10.385 kW SunPower solar array, an oversized heated garage, raised garden beds, and a relaxing hot tub. These weren't cosmetic upgrades, they were made with the expectation of enjoying this property for decades. But life has a way of changing even the best-laid plans. An unexpected opportunity is taking the current owners back to Kansas City to be closer to family, creating a rare chance for someone else to continue the story. The biggest investments have already been made. The final chapter of the renovation plan was new flooring, but there simply wasn't enough time before the move. The home has been priced accordingly, giving the next owners the opportunity to choose finishes that reflect their own style while benefiting from all the major systems already in place. The location strikes the perfect balance. Close enough to town for everyday conveniences, with hard-surface roads all the way, yet far enough away to leave the city lights behind and enjoy peaceful evenings beneath a sky full of stars. Take a look at the aerial view, and you'll notice something remarkable: the clearing in the trees naturally forms the shape of a heart. It feels fitting because that's exactly what this property represents: a home built with heart, cared for with intention, and ready to welcome its next stewards.

AG-2
Transitional Agricultural District
The AG-2 Transitional Agricultural District will provide an appropriate zoning designation for low density development that retains the character of a rural area with limited residential development. This District is intended to accommodate low-density rural development in areas that are not well-suited for agriculture or development that has been designed to accommodate agricultural land uses in the area. For this reason, rezoning requests to this district will be evaluated on a case-by-case, site-by-site basis.
Due to the unique purpose and nature of this district it may not be provided in uniform areas, as is common with most zoning districts, but may be provided in very small areas located throughout the unincorporated portion of the county.; In addition, the AG-2 District is intended to accommodate lands which are currently located in the A Agricultural District but have inadequate parcel area for the AG-1 District e.g. land was divided into less than 20 acres, prior to the adoption of these regulations; The AG-2 District will allow the zoning maps to more clearly represent the current land uses in an area. The AG-1 District will include larger parcels with agricultural or open space land uses and the AG-2 District will include smaller parcels and land that has been divided for residential development. Agriculture remains a permitted and encouraged use in the AG-2 District.
