About this home
One-of-a-kind property ideal for outdoor enthusiasts, hunters, ranchers, horse owners, or anyone seeking peace and privacy outside of town. This 140-acre ranch in Douglas County near Overbrook has a proven history as a working cattle operation with welded pipe pens and multiple automatic watering stations. Roughly halfway into the property, a highpoint rising more than 150 ft above the road slopes toward Clinton Lake and provides an ideal future building site for your Dream Home with incredible views. Most of the West boundary and North boundary are shared with the U. S. Army Corps of Engineers land. Entry points connect directly to more than 50 miles of hiking and equestrian trails. Rarely does a tract this size offer such a versatile mix of beauty, usability, and recreation. The barndominium includes approximately 1100 sq ft of finished living space with 1 bedroom and 1 bath, plus an additional 2100 sq ft of unfinished space ready for expansion. A wrap-around porch offers space to take in beautiful sunrises and quiet evenings under the stars. A separate outbuilding with two more large overhead doors adds additional storage and workspace. The existing barndominium could be occupied as is, or more space could be finished. Alternatively, the existing barndominium could serve as an ADU to your newly built home. An adjacent 195-acre parcel to the East is also for sale MLS# 2642152. Seller would consider offers on both, or an alternate layout of the multiple parcels. Contact agent for more details.

AG-1
Agricultural District
The AG-1 District is intended to accommodate a full range of agricultural activities such as the raising of crops or livestock as well as the processing and sale of agricultural products raised on the premises and, at the same time, to offer protection to agricultural land and land uses. Maintaining an inventory of productive, or potentially productive, agricultural land is a principal goal within the unincorporated portion of the county. The district is also intended to provide protection for watersheds and water supplies, forest areas, and scenic areas; to promote the conservation of fish and wildlife; and to prevent the untimely scattering of more dense urban development. The standards of the AG-1 District are designed to permit limited development that is compatible with the existing rural character and agricultural land uses.
