About this home
The Five Bedrooms Get Your Attention. The Backyard Changes the Comparison. In a neighborhood where many buyers must choose between interior space, outdoor room, and price, 15565 Babblingbrook Drive delivers a rare combination of all three. This Shadowbrook Lakes home provides approximately 3,133 living square feet with five bedrooms, 3.5 bathrooms, and an expansive 0.35-acre cul-de-sac homesite. Its pie-shaped lot is substantially larger than many of the neighborhood’s currently available properties, creating valuable room for entertaining, gardening, pets, recreation or future outdoor improvements. Inside, fresh paint and brand-new carpet give the home a clean, refreshed feel. The open living area features natural light, wood flooring, crown molding and a gas fireplace. The kitchen is designed around an oversized island and includes granite countertops, abundant cabinetry, stainless appliances, a gas cooktop, wall oven and generous walk-in pantry. The downstairs primary suite offers privacy from the four additional bedrooms upstairs. An oversized game room adds the flexibility today’s buyers need for a media room, office, fitness area, hobby room or second living space. Step outside to a covered patio overlooking a wide, fenced backyard with room to create an outdoor setting that matches how you want to live. Residents also have access to Shadowbrook Lakes amenities, including a community pool, clubhouse, fitness facilities, lake and common areas. Convenient access to I-12, hospitals, schools, shopping and dining completes a property that offers more than impressive square footage—it offers space that can truly be used. Compare the space, study the lot, and then experience it for yourself. Schedule your private showing today.

O'Neal, located between Jones Creek Road and the Amite River, is a suburban and residential Baton Rouge neighborhood with a retail corridor and wooded bayou edges. The neighborhood’s character concentrates around the O’Neal Lane and I-12 interchange, where big-box storefronts, casual eateries, and service plazas line wide, car-oriented blocks. Housing trends toward late-20th-century subdivisions with brick facades, driveways, and curving streets. Daily rhythms orbit errands along O’Neal Lane and quieter pockets near drainage canals and tree lines. Recreation often points toward nearby green space and riverfront trails. The atmosphere reads practical and polished, with most activity centered on the commercial spine.

The intent of this section is for the following objectives to be achieved, where applicable, through the use of the Planned unit development process: Encourage a mix of land uses for the development of large tracts of land as planned neighborhoods, communities, and/or development.; Encourage flexible and creative concepts in site planning.; Preserve the natural amenities of the land by encouraging scenic and open areas; create a method for the permanent preservation of common open space, natural vegetation, topographic and geological features, and environmentally appropriate features for the continued use and enjoyment of the residents of the development (for PUDs only); Accomplish a more desirable environment and increase the variety of environments made available to the public by allowing a development that would not be possible under the strict application of the current Unified Development Code.; Provide an efficient use of land, which could result in smaller networks of utilities and streets, and promote a creative approach to the use of land and related physical facilities that result in better design and development, with the inclusion of aesthetic amenities including an increased amount of landscaping.; Provide an environment of stable character compatible with surrounding area, and combine and coordinate architectural styles, building forms, and building relationships with a possible mixing of different land uses in an innovative design.; Provide an environment that encourages non-vehicular circulation.; Provide for the prevention and/or control of soil erosion, surface flooding, and the preservation of subsurface water.; Provide for more usable and suitably located recreation facilities, schools, and other public and private facilities (for PUDs only).; Create a method for the permanent preservation of architectural and/or historic landmarks.; Promote a land use which promotes the public health, safety and welfare. Within the planned area, a variety of land use types should be designed, in an orderly relation to one another and to existing land uses, and with due regard to comprehensive planning.; Such development may consist of conventionally subdivided lots to be sold, un-subdivided single ownership, separate condominium ownership of structures, or other ownership methods the location and extent of which are established on the Planned unit development Plat.
