Prime Industrial Development Opportunity: 47 Acres of Open Pasture Land - ½ Mile West of Meta's Largest Data Center Campus in Rayville, LA Position your business or development at the epicenter of Louisiana's AI and tech revolution. This exceptional 47-acre parcel of open pasture land is located just one-half mile west of Meta's Hyperion Data Center (Richland Data Center) - the company's largest and most advanced data center to date. Currently under construction on a 2,250-acre campus in the Holly Ridge area, this transformative $10+ billion project (with potential scaling to $27 billion) represents Meta's flagship investment in artificial intelligence infrastructure. Spanning over 4 million square feet and engineered for multi-gigawatt AI compute capacity, the Hyperion campus is already reshaping Northeast Louisiana's economy. Construction began in late 2024, with peak on-site employment exceeding 5,000 skilled trade workers and long-term operational jobs for more than 500 professionals, ranging from electricians and HVAC technicians to network engineers and security specialists. Entergy Louisiana is executing massive power infrastructure upgrades to support the campus's enormous energy demands, including new generation, transmission, and distribution capacity. Road, water, and utility improvements are underway, creating a robust, future-proof infrastructure corridor that will benefit all nearby developments. This cleared, level, open-pasture property offers immediate development potential with minimal site preparation. Its strategic adjacency to the Meta campus positions it perfectly for secondary and tertiary industries that complement and support large-scale data center operations. Ideal uses include: Power and energy solutions: Substations, backup generation facilities, battery storage, or renewable energy projects (solar/wind farms) aligned with Meta's 100% clean energy matching commitments. • Telecommunications and connectivity: Fiber optic hubs, data transmission nodes, and network support infrastructure. • Logistics and supply chain: Warehousing, distribution centers, and staging yards for servers, cooling equipment, and construction materials. • Manufacturing and assembly: Production or customization facilities for AI hardware components, cooling systems, modular data center elements, or specialized electrical/mechanical systems. • Support services: Maintenance, repair, security, and specialized technical services for the data center ecosystem. • Workforce and ancillary development: Light industrial, commercial, or mixed-use sites serving the influx of construction and operational personnel. Richland and the surrounding region deliver a pro-business climate with competitive incentives through Louisiana Economic Development (LED), including tax credits, infrastructure grants, and workforce training programs. The area boasts affordable land costs, a deep labor pool, low cost of living, and excellent highway access via nearby LA-183 and proximity to U. S. routes serving the I-20 corridor. Rayville and the broader Monroe metro area provide housing, amenities, and services just minutes away. This is more than land - it's a gateway to the next decade of explosive growth in AI-driven industries. With Meta's Hyperion campus driving billions in local spending (already over $875 million contracted with Louisiana businesses in the first year alone), early movers will capture unmatched first-mover advantages in one of the nation's fastest-emerging tech hubs. Don't miss this rare opportunity to a prime position adjacent to Meta's largest data center investment. Whether you're an energy provider, logistics operator, manufacturer, or visionary developer, this 47-acre site is engineered for success in the data center economy of tomorrow.
