Public Remarks: Freshly painted interior and ready to show! It will be a special buyer who is fortunate to call this unique Richmond residence their new home. Overlooking peaceful fields and the distant Berkshire hills, this one-owner geodesic dome features a grand open great room, an office, a den, bonus rooms, a wonderfully large sunny deck, two car garage, an abundance of storage space, and a studio set apart from the main house. Mature trees, and open field, on a very low traffic country dirt road. Propane heat, well water, and a huge full basement. Drift off to sleep gazing at the stars. With some imagination and updating, this home will be spectacular! House is accessed by driveway deeded over neighboring property. The property originally had 7 acres, but a non-conforming 3 acre lot was sold to the neighbor 08/18 with the ROW written into the deed. Driveway maintenance and plowing is the responsibility of the owners of 675 East Road. There are discrepancies on the exact lot size, depending on source. Tax assessors card says 4.0 acres, while another map indicates 3.62+- acres. Assessor's map information was used for the listing. Propane cost for 05/17 - 05/18 (Hot water, and heat, although they used their wood stove) was $1,661.73 Electricity for 07/17 - 06/19 was $988.80 Sellers used roughly 4 cords of wood each winter, but wood stove will be disconnected prior to closing. Exterior was sprayed on polyurethane foam, then a mixture of acrylic polymer, fiberglass fibers, and cement sprayed on top of that. There are several coats of paint. A layer of Gaco paint was added in 2013. The panels that make up the dome are formed of Pyrocrete. Sellers checked with manufacturer and found that the mix used contains between .05% and .09% (less than 1%) by weight asbestos as fire retardant. The sellers checked with Mark Barile who told them that was below the level in which he would need to be involved...less than asbestos pipes or floor tiles would be. We will be happy to provide buyers with the contact info for the manufacturer, and encourage buyers to investigate if this is a concern. The coating of Gaco covers the exterior. Much of the interior has been recently painted professionally. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ House is a full hemisphere (as opposed to 3/8 sphere), custom designed and custom build geodesic dome. It is not from a kit. In construction, metal strapping was lapped over the hubs as added support. Metal bracings were added in an abundance of caution to prevent shifting and to help with weight distribution, Pins indicating the property frontage have pink tape Deep well installed 2016 - Water was formerly a spring shared with neighbor. Garage and studio built 1986. Breezeway connector added later. Propane furnace and water heater installed 10/2010. Underground oil tank removed. Documentation available. Propane heater in studio installed 06/2011 Operable windows: First floor - 4; Second floor - 3; Breezeway - 3 Operable windows are plexiglass and have become scratched over the years. Two screened doors on first floor. Some windows (living room) were replaced in 2011 for $450 by Lenox Glass Shop. Long ago there was a leak around the original upstairs shower; Bathroom shower walls were replaced and caulked, and bathroom repainted in 2010. Seller reports no leaks since then. Solar panels on garage roof no longer function. Solar water heater is in the basement.; not in use. Laundry hook up is in the basement. Kitchen floor is raised a step. Title V passed in 2018. ***Design is for 2 bedrooms****. House is is using 3 -4 rooms as bedrooms, noted in report by Board of Health. Water Softener Treatment system owned but serviced by Barnes and Kiley. Propane tank owned by Clifford Oil Recent gutter cleaning Finished wide board wood floors under carpeting in studio. Lilacs, fruit trees, and perennials NOTE ADDED AFTER CLOSING FOR FUTURE REFERENCE: A few days before closing, it was noted that there is cable on the street but not connected to the house. Seller thought it had been run up to the house but discontinued (and that there was an old converter box) but that was incorrect. According to seller, telephone is provided by Magna 5 (formerly Richmond Telephone Company) for $89 per month for landline and internet. Seller believes that the landline is through a conduit from the road. Seller used Amazon Prime for streaming Netflix, etc. Sellers had an antenna for digital signals for their flatscreen and said they got three local channels and three PBS channels from it. Seller confirmed the internet was DSL broadband through Magna5. Neighbor strongly recommends satellite (DISH TV) rather than cable. Funds were escrowed for buyer to determine what would work best for them to get tv and internet service.
