Lovely Victorian home with 4 bedrooms and 2.5 baths was built in 1901 and beautifully renovated to maintain its many original features. The views from every window are spectacular! The home was once the home and office of Dr. Palmer, one of St. Mary's County's first country doctors. Property has plenty of area on 78+ picturesque acres. The home's bright open 3,768 sf floor plan with large foyer, pocket doors, 4 fireplaces, and the original charm sits in perfect harmony with the surrounding countryside. Spacious rooms throughout with former use as a Bed & Breakfast. The property is an equestrian delight as it includes a large 2 story center aisle horse barn with an attached turn out and full tack room. Two spacious run ins - one with 3 stalls, one with 5 stalls - well built and in great condition with a cross-over between the two. The property offers approximately 18 acres of fenced horse pasture. There is room for a riding ring and expansion. The tobacco barn has an attached storage loft over open carport with 10' bays that can be a hayloft or a man cave. The barn also hosts a workshop. There is a chicken coop and the property boasts a tree farm. This wonderful equestrian property is subject to a Maryland Agricultural Land Preservation Easement. Strongly recommend potential buyers connect with lenders who are familiar with Ag Preservation and large acreage properties. This property has extensive road frontage. A great place for family and friends. This property is one of a kind, shows well. No historical easement. RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
