Sited on just under an acre on beautiful Cedar Point Creek with views of Saint Clements Bay this home is in Avenue, Maryland. It is an impressive residence sure to delight from its peninsular location. Impeccably built and maintained by one family is something you don’t find often. The quiet vibrant beauty is showcased on the property by its spectacular view from the screened porch overlooking the creek or looking out your kitchen window to the bay. The water views from this peninsula of land are just amazing! A shared, private road weaves through the serene setting. The front porch welcomes you to the main living level, which offers large spaces for dining and entertaining, centered around all the water activities. The kitchen is home to many extras including an ice machine hidden in the cabinetry; a propane broiler built into the wall of the kitchen along with plenty of storage. The home has ADA accessibility with an entry ramp and elevator that runs from the basement level to the main level and up to the second story of this beautiful Cape Code style home. The residence boasts 3 bedrooms, including the primary suite which is located on the main floor and features a separate shower, a walk-in closet, and the potential to host a chair to enjoy a quiet moment. Hardwood floors are throughout much of the home. A half bath in the foyer for guests, a half bath near the garage for those days where you come in from the outdoors, another half in the basement that allows you to come from the waterfront, and a full bathroom upstairs between the two large guest rooms. There is ample room in the closets in each bedroom – yes, closets! In addition, there are walk up stairs to the attic space that is finished and hosts a whole house attic fan. The property also features a pier with electric and water, a crab shack with a brick fireplace for the cool evenings, and a detached garage with additional space for a workshop.

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
