Don’t miss your chance to own a combined 19.44 acres of beautiful, wooded land in the peaceful and picturesque 7th District. This sale includes two separate parcels: a 14.24-acre main lot located at the end of a private dead-end road on Collins Rd, and a 5.2-acre buffer lot (Outparcel A) on Olen Mattingly Rd. Together, these parcels offer privacy, potential, and the perfect setting for your dream retreat or future homesite. The main parcel features a dilapidated home and an original tobacco barn—full of rustic charm and history. The existing structure has been certified as asbestos free and may help reduce or eliminate building impact fees, offering additional value to future development. With mature trees and a tranquil setting, this land is ideal for someone looking to build a private residence while enjoying the rural beauty of Southern Maryland. Both parcels are currently enrolled in the Forestry Management Program (FMP), providing significant agricultural tax savings. If the new owner wishes to remove the land from the FMP, a recapture fee would apply. One TDR (Transferable Development Right) encumbers each parcel—Outparcel A is not buildable, but the buyer could obtain a building permit for potentially a pole barn or similar. The main lot still holds potential for one, possibly two building sites, subject to verification with the county. Percolation test applications were submitted in 2004 and are referenced on the recorded plat, but there are currently no active perc's in place. No well or septic system has been installed. A mound system would be needed. Electric can be tied into a near by electric pole. A slab and movable structure on wheels would be okay without voiding the conservation plan in place. All development and zoning details should be confirmed by the buyer with St. Mary’s County. Located just a short drive to Pax River NAS, Lexington Park, and Leonardtown, this location offers convenience without sacrificing peace and privacy. The 7th District is experiencing a quiet resurgence, with new local businesses and updates planned for the nearby St. Clement’s Island Museum—making this an ideal time to invest in this historic and charming area.

19+ gorgeous wooded acres! This sale includes two separate lots: Main parcel - 38335 Collins Rd - 14.24 Acres & the smaller parcel - Olen Mattingly Rd. OUPARCEL A - 5.2 Acres. Located in the 7th District with all its rural charm and stunning waterways, this area is becoming a very desirable location ! Its convenient location to Pax River, Lex Park, and Leonardtown makes Avenue and the surrounding areas the place to build in St. Mary's County. Historic 7th District is beginning to revive with new businesses opening up and updates to be completed at the local St. Clements Island Museum. These lots have much to offer with the main larger parcel, Collins Rd, being located off a dead end private road and the Outparcel A located on Olen Mattingly Rd. Outparcel A would be a "buffer" lot. ROW conveys in Deed. There is an old dilapidated residential home on the property on the Main Lot 14+ acres, which most likely will assist in avoiding a building impact fee and, an old tobacco barn which adds to the Southern Maryland charm of these gorgeous lots. NO Septic or Well. Both Lots are currently in the Forestry Management Program (FMP) so you can continue to enjoy agricultural use assessment. Keeping the lots together assists with creating a home site on the Main 14 Acres Lot and continuing to remain in the FMP. PLEASE NOTE - The OUPARCEL is NOT a buildable LOT. A TDR has encumbered it. There is also one TDR encumbering the bigger LOT-14 acres; however, there is still enough room for one building lot maybe two. If the buyer would like to pull out of the FMP there will be a recapture fee to be paid. Perc permits were filed in 2004 and noted on the Plat attached so county entertained it BUT there are NO active recorded PERC's on the larger lot - 14+ acres. All information is to be verified by buyer with county zoning office.

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
