Affordable waterfront, just 9 miles (approx. 12 minutes), from St. Michaels. Constructed in 2018 on the site of a former 100-year old farmhouse, this 2,528 sq. ft. 3 bedroom, 3 full bath home is virtually brand new. It features bright, spacious rooms, laminate floors throughout, fabulous kitchen, high-efficiency heat pumps (two zones) and scenic water views. There is a substantial 2-car garage plus workshop, with a permanent stairs to a spacious, unfinished upstairs. The property is comprised of two separate parcels. .. a . 58-acre inland parcel with the house and garage, plus, directly across the street, a 1.3-acre waterfront parcel w/ approx. 150' of shoreline on Balls Creek (a tributary of Broad Creek). The waterfront lot includes a boat ramp and a very old dock (sold "as is"). The lot is in a flood zone, so it is probably not a build-able lot, but it does provide private ownership of genuine water frontage in Talbot County, MD. The house sits on higher elevation (the preferred "X-Zone"), where flood insurance is not mandatory.
