Log Home with Acreage and Private Water Access! Experience the quintessential "casual country" lifestyle in this unique log home nestled in the outskirts of Charlotte Hall. This property perfectly captures the charm of Southern Maryland living, where the pace is slower and neighbors often wave from their 4-wheelers as they pass by. The home is filled with character, featuring beautiful wood floors throughout and a cozy wood stove that has been meticulously maintained and cleaned seasonally, keeping electric bills impressively low even in the peak of winter. Outside, the acreage offers endless possibilities; an old garden area sits up on the hill just waiting to be brought back to life, and three separate storage sheds provide plenty of room for all your outdoor gear. Plus, you’ll enjoy the rare benefit of private water access located just across the street. The sellers have spent ten wonderful years here raising their family and have taken great care of the home’s infrastructure. The roof was replaced by the previous owner, the HVAC was recently serviced, and various remodeling projects have been completed over the last decade. While the owners have loved this home and confirm there are no latent defects, they are offering the property as-is to facilitate a smooth sale. To provide peace of mind, they are even providing passing termite, well, and septic inspections, though buyers are welcome to perform any additional inspections they desire. This is a rare chance to move in with instant equity, as the home has been dropped to a rock-bottom price well below the current tax-assessed value. Bring your cosmetic finishing touches and build even more value in this one-of-a-kind country retreat!

The Agricultural Conservation Zone provides a full range of agricultural and farming activities, protects these established uses from encroaching development which might adversely affect the agricultural economy of the County and encourages the right to farm in the County without undue burden on the landowner. The zone is to prevent premature urbanization in areas where public utilities, roads and other public facilities are planned to meet exclusively rural needs and where present public programs do not propose public facility improvements suitable for development at higher densities. This zone provides for certain agriculture-related commercial and industrial uses with special conditions. Such uses are to accommodate flexibility in the use of lands by those persons or organizations that pursue agriculture activities and/or earn their income from agriculture when these uses are not in conflict with the protection of farmland and support protection of the farm economy. The zone protects existing natural resources and scenic values and provides limitations on residential development and encroachment in these areas dominated by agricultural uses. In addition, the zone assists in the implementation of the County's Transferable Development Rights (TDR) Program by providing an appropriate zone to be designated as a sending area.
