This gated luxury residence is sited on a quiet enclave that combines privacy, grandeur and elegance with a signature open floor plan, perfect for today s lifestyles. Remote iron gates are followed by a private drive and canopy of maple trees that unfold to a circular drive and center garden that set the stage for perfected living. A grand two-story foyer is flanked by two dramatic waterfall staircases and paired classical columns that celebrate entry into living and dining formals on each side. An extended foyer and additional columns define a two story great room crowned with a coffered ceiling, fireplace, pediment embellished built-ins and soaring Palladian windows treated with plantation shutters reminiscent of the finest old estates. The central great room invites gatherings large and small as it flows into the breakfast room, gourmet kitchen and the adjacent morning room in the round. Conveniently located off of the kitchen is a wet bar with as second dishwasher, butler s pantry, arrival center and laundry room. On the other side, a handsome study and expansive sun room offer additional living and gathering venues. Compelling indoor to outdoor living and entertaining offers two low-maintenance composite decks with access to the sun room, great room and kitchen, plus a walk-out lower patio and hot tub. Downstairs, family and friends will enjoy epic festivities around the full wet bar and back bar, mirrored dance floor, billiards area and walk-out recreational family room. The lower level is completed by a generous exercise room with a full sauna, an en-suite bedroom, full bath, and adjacent guest quarters that offers flex space for media, Au-pair or In-law, and endless flexible options that are so important for today s lifestyle. Upstairs are three en-suite bedrooms, each with their own bath and walk-in closet. But the real highlight of this model is the owner s suite. Through a French door entry, a luxurious suite unfolds with a light filled sitting room and classical columns, while the master bedroom is heightened by a tray ceiling, and enriched with a dressing niche, walk-in closets and a bonus dressing closet that will handle the most extensive wardrobe and shoe collection. Finally, enjoy a spa-like experience in the fully upgraded owner s bath, corner jetted tub, separate vanities with vessel sinks, frameless glass designer shower and compartmentalized water closet. Come home to supreme privacy, luxury, and a very special lifestyle.

RC-DEO
Rural Conservation-Density Exchange Option Overlay District
The Rural Conservation District is established to conserve farmland and to encourage agricultural activities, thereby helping to ensure that commercial agriculture will continue as a long term land use and a viable economic activity within the County. The RC District is also established to preserve natural features and the rural landscape, while allowing low density, clustered residential development. Residential development is to be permitted only when it is located and designed to minimize its impact on agricultural land, farming operations, and sensitive environmental features; to create attractive rural developments; and to respect existing features of the rural landscape. The preferred land use in the RC District is agriculture. The District is intended to permit a range of uses related to agriculture, to encourage the preservation of large blocks of farmland, and to permanently protect from development the tracts of land which remain after permitted residential development has occurred. Residential lots in the district are likely to be adjacent or close to agricultural land. Residents of property within the RC District should be prepared to accept the impacts associated with normal farming practices; The DEO Overlay District is established to provide land owners in the RC and RR Districts with opportunity and incentive to preserve significant blocks of farmland in the rural area of the county. This district is also intended to encourage the clustering of residential development in areas where the development will not have an adverse impact on farm operations. To accomplish this, the DEO District allows residential density in the RC and RR Districts to be exchanged between parcels. Density exchanges in the District should result in large parcels being preserved in perpetuity, while residential development is directed toward parcels which are able to absorb the additional dwellings.
