Everything you need is on one level, in this beautiful brick rancher! Driving up the long paved driveway, you would enter the 2 car side load garage when you live here. A ramp for easy access into the mudroom which also has a side door to the driveway. Tiled mudroom leads into the powder room combination laundry room with utility sink and washer dryer. From there you would enter the family room with gas fireplace and french doors to the sunroom. Off the family room is the classic kitchen with cherry 42 in cabinetry and tiled backsplash. Glass fronts, built in wine racks and unique contours make for a very attractive layout. Open kitchen to the formal dining room with plenty of wall space for furnishings. French doors to the deck and columned archway frame the room with natural light from the front and rear entries. Formal living room with picture window overlooking the landscaped front yard and country views. Covered front porch with slate walkway leads from the front door entry to the driveway. Hallway leads to the 3 bedrooms including the owners suite with private bath. Both the owners bath and hall bath were tiled and updated by the current owner. The en suite bath has a roll in shower for easy access. The entire first floor has replacement oak hardwood floors in excellent condition. Only the sunroom has carpeting. The windows and interior doors are all updated. The roof was replaced in 2015. The gutters have helmet guards. The rear deck is accessible from either the sunroom or the french doors from the dining room. There is a bar b que grill with built ins that will convey. The rear yard is accented with a small fish pond with waterfall that makes for a tranquil sound and beautiful view from all the rear views of the home. Backyard backs up to a paddock of the rear neighbor. The only access currently to the unfinished basement is through the garage. Although the home had the option for an interior door to the basement on the wall between the kitchen and living room or in the family room, the original owner opted not to install it and the current owner did not either. The basement has the oil furnace, oil tank, hot water heater and 2 side windows. The space is all usable and makes for great storage. A very well kept home inside and out. Conveniently located in Fulton, minutes from the Maple Lawn community and the Fulton Station shopping center. Great location for a very country setting yet easy commute to both Washington or Baltimore. Back roads to Montgomery county or Columbia for even added convenience for rush hour commuters.

RR-DEO
Rural Residential-Density Exchange Option Overlay District
The Rural Residential District is established to allow low density residential development within a rural environment. The Rural Residential District is intended for an area of the County which is already largely committed to low density residential subdivisions. Within the RR District, agriculture is permitted as well as residential development in both cluster and non-cluster forms. Cluster development is permitted in order to protect environmental and landscape resources and to preserve agricultural land.; The DEO Overlay District is established to provide land owners in the RC and RR Districts with opportunity and incentive to preserve significant blocks of farmland in the rural area of the county. This district is also intended to encourage the clustering of residential development in areas where the development will not have an adverse impact on farm operations. To accomplish this, the DEO District allows residential density in the RC and RR Districts to be exchanged between parcels. Density exchanges in the District should result in large parcels being preserved in perpetuity, while residential development is directed toward parcels which are able to absorb the additional dwellings.
