* Please note, entire roof and skylights replaced 9/2020! Come home to a rare and exceptional luxury living experience in Fulton Maryland. Rare; because of its extraordinary rear alfresco; and exceptional because of the swanky lower level with full daylight windows and atrium doors to a walk out paver patio. Taking full advantage of the siting on a slight rise, this stately home presides over three acres. A lush green lawn, professional landscaping, and front walk welcome guests on to the front porch clad in stone, while an extravagant residence emerges inside. Gather and entertain in style beginning with a two-story foyer sided by living and dining formals and a curved staircase. Music resonates from the conservatory with French doors that open to a wrap-around balcony and a two-sided gas fireplace. Sweeping staircases frame a view and celebrate entry while a spacious open plan unfolds seamlessly. The central great room offers a stone fireplace and dramatic wall of windows that provide expansive views of a resort-styled oasis alfresco. Flanking the great room is a private work-at -home study on one side and a sun-filled breakfast room. The adjacent cook s kitchen offers a breakfast bar and center island outfitted with two ovens, warming drawer and microwave built into the island. Access the dining deck and rear lawn from the sun room wrapped in plantation shutters. Step outside from the sun room and treat yourself to the incomparable. Gather on a large tiered deck with a remote awning and stairs on each end. Below the deck, an expansive stone patio takes center stage offering grand scale entertaining with music from deck speakers and landscape speakers, food and cold beverages served from the outdoor kitchen, built-in gas grill, EVO cooker, refrigerator and granite bar. Find your spot in the sun, garden or under the pergola shade. Timeless flower gardens provide ebullient pops of color while a rich palette of textured green boxwoods encase an English flower garden. Step up to a gentle stone walkway to a hideaway garden and bench for a contemplative moment, prayer or meditation. This dramatic special experience is only rivaled by a canopy of succulent fruit trees in the adjacent orchard and a healthy harvest of peaches, plums, and Asian pear trees. Adjacent to the orchard is a Japanese grass garden and pa patio and cascading steps down from the main entertaining patio area. Inside, an exceptional, well-appointed walk-out lower level offers more fun and entertainment for all ages. Full daylight windows bathe a sizable recreation space that opens to an adjacent wine room with wall mounted wine racks, ceramic tile floors, tasting room with a beautiful Tuscan mural and cozy fireplace. The adjacent dual entry theater room offers a projector, 7.1 audiophile-wiring, granite wet bar with full back bar, stainless steel sink and beverage cooler. Enjoy a competitive game of chess, air hockey or foosball in one of two gaming spaces, or work out in the exercise room, then decompress and relax in a the dry sauna, or separate steam. Retire to the spacious owner s suite by way of the secondary back stair and enjoy a good read in the sitting room nestled near a two-side fireplace, or a soak in the spa-like bath next to the spacious walk-in dressing closet. Music from ceiling speakers further enhance and enliven the luxurious owners suite experience. Three additional en-suite bedrooms and loft overlook complete the upper level, while another level emerges. The fourth floor enhances value and flexibility offering two additional rooms that inspire creative energy with windows, skylights and an open airy feel. Currently used as an artist studio on one side, and a second work-at-home office on the other side, this could become another bedroom suite and flex room in sync with the needs and challenges of today s changing culture.

RR-DEO
Rural Residential-Density Exchange Option Overlay District
The Rural Residential District is established to allow low density residential development within a rural environment. The Rural Residential District is intended for an area of the County which is already largely committed to low density residential subdivisions. Within the RR District, agriculture is permitted as well as residential development in both cluster and non-cluster forms. Cluster development is permitted in order to protect environmental and landscape resources and to preserve agricultural land.; The DEO Overlay District is established to provide land owners in the RC and RR Districts with opportunity and incentive to preserve significant blocks of farmland in the rural area of the county. This district is also intended to encourage the clustering of residential development in areas where the development will not have an adverse impact on farm operations. To accomplish this, the DEO District allows residential density in the RC and RR Districts to be exchanged between parcels. Density exchanges in the District should result in large parcels being preserved in perpetuity, while residential development is directed toward parcels which are able to absorb the additional dwellings.
