LOCATION! LOCATION! LOCATION! Affordable and adorable. Close to a half acre of land (two parcels are combined on one deed: parcel 1 is 0.24 acres and parcel 2 is 0.17 acres) conveniently located minutes from Interstate and major shopping. Public Water is available. Lot is perfect for buyers who prefer a more minimalistsic approach like the "compact house concept", as the building will be restricted to a small two bedroom home of roughly 600 square feet. This was determined by the MDE following site evaluation for septic installation. Please call for additional information/documention. Adding a garage may be a possibility. Much of the research has already been done for the new owner, and the area for the septic mound has been staked by C. R. Semler Septic. In addition, the lot was cleared by the current owner - the old fallen down structure, that used to be a house, was demolished and removed; and niusance trees were cut down. This equates to big savings for the new owner. Bring your vision, bring your builder. Mobile homes are no longer permitted in the Rural Village (RV) zone. Please note that due to the septic area being staked, potential buyers need to be accompanied by an agent when accessing the property. Septic information can be provided upon request.

Rural Village District
The Rural Village designation is provided to preserve the unique historic or rural character of existing villages by encouraging compatible development within a defined village boundary. It also identifies clusters of existing development in the rural areas that may be candidates for public facilities in the future. The zone intends for permitted development to be generally of a similar density, scale and use type and mixture as that which exists in the village. The zone is also designed to prevent large amounts or inappropriately scaled development or uses that would detract from the existing rural or historic character of the village. It is expected that development will be residential and a limited amount of mixed rural services. More than one use may be permitted on one parcel in accordance with specific guidelines. Public water and sewer may be available for the purpose of resolving or preventing health issues. Use of public utilities to permit greater density than the density specified in this section is not permitted.
