Great opportunity in Howard County’s River Hill school district for rehab/investor or homeowner with construction skills. This enormous rancher is beautifully sited on a 5 acre hilltop lot, well off the street, with woodland views in every direction. Measuring more than 2900 square feet above grade, and with 2 enormous additions on opposite ends of the home, each with its own full bath, the options are endless for how you may want to use or reconfigure the space to suit your own unique needs. Features include a family room with fireplace and built-ins, an updated kitchen with white cabinets, double ovens, dishwasher, French door refrigerator & microwave — all in stainless steel — an enormous pantry, a dining area, two additional bedrooms and another bath round out the main level of the home. The original part of the home has lovely wood floors. The lower level features a family room, fireplace, utility/laundry room, bonus room or office space with a closet, lots of storage and a walk-up exit to the rear patio and yard. There is a tuck under 2-car garage with additional storage, a shed and a massive enclosed storage area underneath the master bedroom addition. Need a home office? Need two master bedroom suites? A space for the in-laws or live in help? Need a studio space? Want to add a second story? Looking for a home to serve as an assisted living facility ( * * verify with county * * ), this home offers so many options and your investment in reconfiguration (if desired) and updates should be easily supported by area property values. Ashton and Olney are approx 10 minutes away. Brighton Dam is about a 10 minute drive and Columbia is approx 15-20 minutes away. Of course, the scenic Patuxent River is literally a stone’s throw from your rear property line, so you’ll have hiking & camping opportunities right in your own backyard. This is an AS-IS sale and the house needs work but is priced accordingly — absolutely livable as it is. Roof is 25+ years but no known issues, main a/c & oil fired hot water baseboard heating functions reliably but are of unknown age. Septic system was replaced in 1997 with new tank and trenches at that time. Oil tank is above ground and has been replaced in recent years. HVAC outside of the office addition was replaced in recent years. Some exterior carpentry and gutter work and a good power washing is needed. Front stairs leading to porch probably need to be rebuilt (caution walking on them). PLEASE NOTE: this home is occupied. Do not enter the property without a confirmed showing appointment. No drive-ups please. Cash or conventional loans are preferred. NO HOA. Seller is motivated. Please write offer with a 60 day close.

RR-DEO
Rural Residential-Density Exchange Option Overlay District
The Rural Residential District is established to allow low density residential development within a rural environment. The Rural Residential District is intended for an area of the County which is already largely committed to low density residential subdivisions. Within the RR District, agriculture is permitted as well as residential development in both cluster and non-cluster forms. Cluster development is permitted in order to protect environmental and landscape resources and to preserve agricultural land.; The DEO Overlay District is established to provide land owners in the RC and RR Districts with opportunity and incentive to preserve significant blocks of farmland in the rural area of the county. This district is also intended to encourage the clustering of residential development in areas where the development will not have an adverse impact on farm operations. To accomplish this, the DEO District allows residential density in the RC and RR Districts to be exchanged between parcels. Density exchanges in the District should result in large parcels being preserved in perpetuity, while residential development is directed toward parcels which are able to absorb the additional dwellings.
