This type of property does not come up for sale very often so do not miss the opportunity to be the new owner. The property has currently been in the same family for 63 years, again do not miss out on this fantastic home in the desirable Half Pone Point area. This property has 4 bedrooms and 1 bath. Every room has beautiful views of the water. The home has brick exterior and recent upgrades include a new roof, new sidewalks and a new circular blacktop driveway. The home has hardwood flooring under the carpet in most of the home. The gorgeous expansive views of the Patuxent River will leave you breathless, additionally this property is one of a few that offer open views and protection from the Northwest weather and southeast storms as it is situated directly across from Myrtle Point. Please come take a look at this rare waterfront feature i am describing with deep water, uninhibited views and protection. This property sits on the Patuxent River and extremely close to Cuckold Creek, another feature which makes this so unique. Enjoy the gentle slope from the home down to the river, with this property you have no steep banks, cliffs or any other obstacle to get to your waterfront area. There are shade trees which offer spectacular areas for picnics and entertaining. This property has a sandy beach that adds to the appeal. The home is approximately 30x90 with one end slightly not as wide, the square footage in the public records only shows 2300 square feet but it is realistically 2500-2600 square feet. The public record does not show a basement, this home has an unfinished basement with a walk up stairwell to the outside as well as inside access. The basement does have potable water that ran to a utility sink and a bathroom but when the septic was replaced the drains were terminated and not carried into the new septic tank. Please note there are no septic records at the health department. The property has a 100' long by 6' wide pier that is in great condition with a 20' L and the MLW is approximately 10 feet.

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
