Rare opportunity for one level living in the highly desirable community of Marley Run. Located off Cox Road about a mile from Route 4, it is no wonder Marley Run is one of Calvert County’s most sought-after communities. Situated on over an acre lot, this property boasts both a level front yard and backyard. As you step inside, to the right of the foyer is a formal dining room, with direct access to the kitchen and a bay window which offers both additional light and floor space. The kitchen is in the center of the home, and with an eat-in area and center island, it will no doubt be the place to gather, both for day-to-day living and entertaining. Off the kitchen is the great room, which features a gas fireplace. The great room leads into the mudroom, where the laundry room is to the left and the utility/storage room is to the right, and steps out to the two-car garage. From the great room, head out to a large screened-in porch that would be the perfect spot for larger gatherings or to enjoy nature in your own backyard. On the opposite side of the home you will find the primary bedroom, complete with an ensuite bathroom and walk-in closet, as well as the two other bedrooms and full bathroom. Other features of the home include a side-load garage with remote opener, an expanded paved driveway with plenty of parking area, an oversized shed with garage door, heat pump with propane gas backup (5+- years old), roof is 5+/-.

RCD
Rural Community District
The Rural Community District RCD is intended to maintain a mix of farms, forests, and residential uses, retain historic and scenic areas, and protect watersheds, fish, and wildlife. These goals are to be achieved in part through the mandatory clustering of subdivisions on parcels 30 acres or greater in size, with a minimum of 60 percent of the subdivision to be permanently preserved as open space. It is the intent to maintain a low residential density within this district while still allowing for some use of Transferable Development Rights TDRs. To avoid drawing traffic onto rural roads commercial uses are limited.
