Charming Cape Cod home on a level 3/4 acre lot! Cozy spaces are plentiful in this home with a small dining room, and a small breakfast nook off the kitchen. There are two separate entryways, each with a small mudroom foyer and convenient shelving. There is a bedroom on the main level and a separate full bathroom directly adjacent to the bedroom. There are two additional bedrooms and a full bathroom upstairs. The spacious back yard provides great opportunities for gardening and outdoor recreation. Previous residents have enjoyed raising fruits and vegetables and camping out in the back yard, surrounded by tall, mature trees. The circular driveway makes convenient parking for several vehicles, and the rear yard is easily accessed from the road. There is adequate space for recreational vehicles, a shed, or whatever other accessory features you can imagine. The 14'x31' detached garage features lots of additional space for a workshop or storage. This structure was installed on a sturdy 6" concrete slab, providing a base sturdy enough for vehicle storage or workshop space for heavy-duty home projects. While the home was built in 1951, the owner has made major structural and mechanical updates to protect and preserve the property. Vinyl siding was installed by the owner, and has been well-maintained. A new well was drilled in 2010, a new 200 amp electrical panel was installed in 2010, and central A/C was installed as well. The roof was replaced in 2021. The home sits on a quiet street with minimal through traffic, and it is situated outside of the major commercial hubs of the county, but near enough to conveniently enjoy great features of the community. The property is less than 5 minutes from the entrance to Gate 3 of PAX Naval base, and less than 10 minutes from the entrance to Gate 2. The property is also less than 10 minutes from St. Mary's College of Maryland, and just under 20 minutes from Point Lookout State Park.

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
