Talk about a Country Estate! To start with, this 3,000 sf +- Rambler features 4 bedrooms and 4 full bathrooms (and all the bedrooms are big). The great rooms opens out to the full length of the house deck which has a 10+- person hot tub. The deck overlooks the inground pool, but even better than that, it overlooks the 39+ acres the house sits on. There's 39+ acres of fields that can be farmed, and areas of woods that can be hunted or logged in the future. It has horse trails throughout the property. Then there's the pole barn, which has a loft area that is set up for guest that come to hunt. Both the house and barn have solar panels to help with heating and cooling. More information and pictures to come. Showing times will be limited, as the owners do still live in the house.

This property is also listed FOR SALE under residential (MDCH222920). As a farm, this property offers lots of options. There are at least 10 acres cleared, with the possibility to clear more that can be farmed (buyer to check with the County). It was in a tree farm program, but I'm not sure it's still active per the County. The house, a Rambler, built in 2005, is over 3,000 finished SF on the main level and close to 1,000 in the basement. Only 1/3 of the house is over a basement, the rest is a large crawl space. As I'm sure you can imagen, all the rooms are large. The shop/barn is huge. and could be set up for horses. Right now the loft is set up for hunters that are spending the night (s) when hunting is in season. Large inground pool gets lots of sun, which helps extend the pool season. When it gets too cold , there's a large hot tub on the deck. So, bring you horses, your off road vehicles, your green thumb, what ever you want to do with 39+ acres. Solar

Agricultural Conservation Zone
The Agricultural Conservation Zone provides a full range of agricultural and farming activities, protects these established uses from encroaching development which might adversely affect the agricultural economy of the County and encourages the right to farm in the County without undue burden on the landowner. The zone is to prevent premature urbanization in areas where public utilities, roads and other public facilities are planned to meet exclusively rural needs and where present public programs do not propose public facility improvements suitable for development at higher densities. This zone provides for certain agriculture-related commercial and industrial uses with special conditions. Such uses are to accommodate flexibility in the use of lands by those persons or organizations that pursue agriculture activities and/or earn their income from agriculture when these uses are not in conflict with the protection of farmland and support protection of the farm economy. The zone protects existing natural resources and scenic values and provides limitations on residential development and encroachment in these areas dominated by agricultural uses. In addition, the zone assists in the implementation of the County's Transferable Development Rights (TDR) Program by providing an appropriate zone to be designated as a sending area.
