Attention all nature lovers and anyone who seeks a home away from the hustle and bustle of the city. Enjoy a southwestern exposure and spectacular sunsets over the Potomac River. Here you can capture your very own 4.92 piece of heaven on earth and enjoy the sights, sounds, and smells of a tranquil life by the water. You can be witness to the bald eagles as they compete with osprey in their quest for fresh fish for their young in nearby nests. Marvel at the wild turkey as they feed and , at this time of the year, you may very well hear an amorous tom turkey gobbling for his mate. The home is one-level on a full basement with a much sought after split design where the owner's suite is on one end of the home and the additional bedrooms are on the other end, providing privacy between the master and additional bedrooms. From the moment you enter the home from the covered front porch, a calm takes over and you know you have arrived - home sweet home. Natural light fills and warms the home providing bright and open spaces with a neutral decor throughout. To your right is the separate dining room, with space enough for your family size table and hutch. Just across the hall is the fully-equipped kitchen with a pass-through that allows you to be part of the family room activities, while also taking in the water views and sunsets through a cathedral peaked wall of windows. Yes, the family room is a special place where everyone can hang out. If you have some quiet time, this is a great place to take a nap, read a book, binge watch Netflix, or simply have time for a mindful moment. The family room also provides 2 sliding glass doors for easy access to the large and level, fenced rear yard. The spacious owner's suite is fit for a king and/or queen and complete with a private bath suite to include a garden soaking tub and separate shower, walk-in closet and an atrium door that leads to the fenced rear yard. On the other end of the home are 2 additional bedrooms and a full hall bath. There is a full basement with some well constructed framed walls which start you on your way to finishing this space to your own personal specifications and design. The 2-car side load garage comes complete with a garage door opener and provides access to the house through the laundry/mud room, which is close to the owner's suite and the kitchen - another sought after design feature. Agricultural Conservation Zone
The Agricultural Conservation Zone provides a full range of agricultural and farming activities, protects these established uses from encroaching development which might adversely affect the agricultural economy of the County and encourages the right to farm in the County without undue burden on the landowner. The zone is to prevent premature urbanization in areas where public utilities, roads and other public facilities are planned to meet exclusively rural needs and where present public programs do not propose public facility improvements suitable for development at higher densities. This zone provides for certain agriculture-related commercial and industrial uses with special conditions. Such uses are to accommodate flexibility in the use of lands by those persons or organizations that pursue agriculture activities and/or earn their income from agriculture when these uses are not in conflict with the protection of farmland and support protection of the farm economy. The zone protects existing natural resources and scenic values and provides limitations on residential development and encroachment in these areas dominated by agricultural uses. In addition, the zone assists in the implementation of the County's Transferable Development Rights (TDR) Program by providing an appropriate zone to be designated as a sending area.
