$10K * Seller Closing Help! This well maintained, 3.BR, 2.5BA 2-story Colonial farmette is situated on 2.45 acres in serene, pastoral mid-Calvert County, within walking distance to Pax River and 45 min. drive to Patuxent River Naval Base and metro DC commuting. Additional features include an expansive rear deck with pergola, hot tub, built-ins, 24x24 stable w/ water and electric; fenced paddocks; 32x46 equipment Barn, an established planted garden and grapevines. Updates have been made to the Kitchen, baths, flooring, lighting, exterior painting, siding, flashing, gutters, and a new garage door has been added. This home is comfortable and inviting, with good bones. The main level boasts polished hardwood throughout. The Living Room flows into the Dining Room with its built-ins, picture window views of the left pasture and grounds, plus an atrium walk-out to the rear deck and yard. Soak in the hot tub on the Deck after a long day’s work or relax with your favorite beverage under the pergola. There’s a playscape for the kids plus additional fenced areas for your pets. If you’re a gardener, there’s one already planted that awaits tending, and 40-yr grapevines to harvest. Keep your lawn tools in the Shed, and your farm equipment, RV or road toys in the 4-Bay Pole barn. Use the outdoor arena to exercise your horses, and pastures for grazing. The extended galley Kitchen offers views of the back yard. It’s efficient with ample counterspace and cabinet storage. Enjoy a cuppa while watching the wildlife, or have guests sit at the kitchen island while you cook. Conversation flows easily from the Kitchen to the Family Room, where a toasty fire warms during the winter months. The center staircase leads to the upper-level living quarters. Whether you take rest in the Master BR or either of the two remaining bedrooms upstairs, you can watch the stars and seasonal colors change from every window. If you’re looking for a quiet, peaceful, and private retreat after a hectic 9-to-5 (or later) business day, be sure to visit this mid-County oasis. You’ll be glad you did!

FFD
Farm And Forest District
The Farm and Forest District FFD allows limited development and encompasses existing agriculture and forested areas. It is predominantly located within Tier IV of the Growth Tier Map adopted April 25, 2017. The Sustainable Growth and Agricultural Preservation Act of 2012 describes Tier IV of the Growth Tier Map as areas not planned for sewerage service and with residential development limited to minor subdivisions. This district is intended to protect and preserve prime farming regions as well as unique or significant environmental features as identified by the presence of large contiguous forested areas, forest interior dwelling bird habitat, wildlife habitat, or environmentally sensitive areas. The clustering of subdivisions is mandatory on parcels 30 acres or greater in size, with an exception for new lots created that are at least 25 acres in size. When subdivisions are clustered a minimum of 80 percent of the subdivision is to be permanently preserved as open space. This district accommodates agritourism, ecotourism, and heritage tourism uses that promote the protection and preservation of agricultural, scenic, natural, and historic resources.
