THIS IS A REAL GEM! Nearly two groomed acres of beautiful Maryland waterfront property, absolutely worth the drive to see in person. A deep level front yard, room enough for huge entertainment/events, or a spontaneous holiday football/soccer match for the whole crowd. A small orchard is tucked away at the front of the lot, pick your own apples and pears! Pastoral views across the street of an historic tobacco barn, and farm land. The back lawn literally feels like plush carpet, with its thick turf, and gently slopes down to a PRIVATE PIER and SANDY BEACH! Located on St. Inigoes Creek, with easy access to some of the best fishing in the area on the Potomac, and a short ride to the CHESAPEAKE BAY! About 12' AT LOW TIDE, wow, bring your power boats AND your SAILBOATS. One boat lift, one jet ski lift, and room enough to accommodate your boats, as well as visitor's. Approximately 100' of your own smooth sandy beach, perfect for sunbathing, volleyball, room for all the kids to play on endless summer days, with a fire pit for the evenings under the open sky. Plenty of cookouts and crab feasts to be enjoyed on the expansive composite deck, and a hot tub to relax after the day of fun in the sun! This one-level 2,000 sf home offers easy-living with gracious views. Stunning family room with cathedral ceiling and a large stone fireplace, perfect for all holidays and seasons. The accommodating kitchen features stainless steel appliances, gas range, a spacious island, maple cabinets. Split bedroom plan allows for a private guest room, or in-law wing. A great place to call home all year round, or a place of respite for weekend getaways from the city! If you're not already familiar with the area, you must be aware of the prime location amidst HISTORIC ST. MARY'S CITY (Maryland's first capital), this is a 17th century settlement with a living museum, situated high above the scenic St. Mary's River, also the home of ST. MARY'S COLLEGE. Discover nearby Point Lookout State Park and lighthouse. Located south of NAS PATUXENT RIVER, home of NAVAIR and the US NAVAL TEST PILOT SCHOOL. For those naval history buffs, this home is located two lots over from the smallest Federal cemetery in the nation, the USS Tulip Memorial. Plenty of amenities and conveniences along the drive down, and much to do with nearby Leonardtown and Solomons Island for dining and entertainment.

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
