Single Family Residential District
The R-2 Single Family Residential Districts are designed to be the most restrictive of the Residential Districts. The intent of these Districts is to: Provide an environment of predominantly low-density, one-family detached dwellings along with other residentially related facilities which serve the residents of the district; Encourage the preservation, rehabilitation and construction of single family dwellings; Discourage the continuance of existing nonconforming uses, buildings and structures which detract from the long term viability of residential properties; Discourage land uses which may generate excessive traffic, noise, odors or other disruptive impacts in a residential area; Accommodate small scale facilities for child and adult care where such uses would be compatible with the surrounding neighborhood but to avoid an excessive concentration of such facilities which could be disruptive; Prohibit any land use which would substantially interfere with the development, utilization or continuation of single family dwellings in the District and Accommodate smaller existing lots and homes in the more mature platted sections of the township as conforming situations. Additional R-4 areas should be avoided unless there is a finding that such lot sizes are compatible with adjacent lots and such density of development can be accommodated by public utilities, streets, and services.
