1768 Hampton Rd, Grosse Pointe Woods, MI 48236 1306
About this home
CAD files available! Offered for the first time since 1987, this brick bungalow in Grosse Pointe Woods delivers size, flexibility, and exceptional renovation potential. With 1,544 sqft above grade, a 1,044 sqft unfinished basement, 3 bedrooms, 2 full baths, 2 full kitchens, and dual gas/electric meters, the home is well-suited for multi-generational living, an in-law suite, guest quarters, or a private space for a young adult. The upstairs living area is accessed via a private interior entrance, providing separation without an exterior door. The main floor features two bedrooms with the option to combine them into a first-floor primary suite. Hardwood floors, built-ins, and an open living/dining/kitchen footprint create a strong foundation for a full renovation. The upper level adds a bedroom, second kitchen, second full bath, and a generous family room - an uncommon level of flexibility in this price range. The large unfinished basement offers a blank canvas, abundant storage, layout options, and includes a sump pump. Major updates already completed include a new roof on house and garage (2021, permitted). The home is ducted for central heating + cooling. Excellent location: a short walk to the Mack Avenue social district, and minutes from I-94, the St. Clair Shores Social District, and the Nautical Mile. Top-rated schools are within walking or cycling distance. Residents enjoy access to GP Woods' private Lake Front Park, plus nearby shops, cafes, and dining. Best of all, this is one of the least expensive homes currently on the market across all the Grosse Pointe communities, and one of the least expensive homes per square foot in the entire GP School District - including the Grosse Pointe Park, City, Farms, Woods, Shores, and Harper Woods. It is also an excellent candidate for an FHA 203K renovation loan or other construction financing, allowing buyers to modernize and customize with integrated funding. Home is sold as-is. Buyer must assume responsibility for C of O.

R-1E
One-Family Residential District
The R-1E one-family residential district is established as a district in which the principal use of land is for single-family dwellings and related educational, cultural and religious uses where found appropriate and harmonious with the residential environment. For this single-family residential district, in promoting the general purpose of this chapter the specific intent of this district is to: Encourage the construction of and the continued use of the land for single-family dwellings.; Prohibit business, commercial or industrial use of the land, and prohibit any other use which would substantially interfere with development or maintenance of single-family dwellings in the district.; Encourage the discontinuance of existing uses that would not be permitted as new uses under the provisions of this district.; Discourage any land use that would generate traffic on minor or local streets other than normal traffic to serve the residences on those streets.; Discourage any use which because of its character or size would create requirements and costs for public services such as fire and police protection water supply and sewerage substantially in excess of such requirements and costs if the district were developed solely for single-family dwellings.
