The R-1, Single-Family Residential District, is intended primarily for single-family residential development generally on the outskirts of the City and for associated educational and institutional uses. The permitted uses and standards of this district are intended to achieve the following objectives: To encourage the continued use of the land for single-family dwellings, which are compatible with the established character of the Citys larger lot neighborhoods; To prohibit uses that would disrupt the character of the existing single-family neighborhoods; To encourage the discontinuance of existing uses that would not be permitted as new uses under the provisions of this chapter; To discourage land uses which would generate traffic on minor local streets atypical of that in singlefamily neighborhoods; To accommodate low-intensity, non-residential facilities where such uses could be compatible with the neighborhoods within this district.
