Hanover Place, located between Armour Boulevard and 31st Street, is a historic and residential Kansas City neighborhood with grand apartment buildings and leafy boulevards. The neighborhood’s character concentrates along Armour Boulevard near Gillham Road, where porch-lined facades, courtyard entries, and a steady rhythm of walkers set the tone. Early-20th-century brick walk-ups and larger vintage buildings define the streetscape, with pocket greens and mature trees softening the urban grid. The Nelson-Atkins Museum of Art and the Kemper Museum of Contemporary Art anchor nearby cultural routines. Hyde Park’s lawns and paths add a calm counterpoint to the surrounding Midtown energy.

R-1.5
MIDTOWN/PLAZA
Residential 1.5 District
Kansas City's residential (R) zoning districts are primarily intended to create, maintain, and promote a variety of housing opportunities for individual households and to maintain the desired physical character of existing and developing neighborhoods. While the districts primarily accommodate residential use types, some nonresidential uses are also allowed. The R district standards provide development flexibility, while at the same time helping to ensure that new development is compatible with the city's many neighborhoods. In addition, the regulations offer certainty for property owners, developers, and neighbors about the limits of what is allowed.
