Unique country tract has been in the same family for 70+ years. Wider than it is deep would allow buyer to split into smaller building tracts, perfect for an extended family who want to live near each other. Flood plane is confined to right along the creek that runs through this tract from south to north. Large trees along the creek creates perfect wildlife habitat. Tenant farmer would re-rent or you can farm it yourself. No building restrictions. Public water along the road.
As the MLS and public records start to fill up, we'll list the details here.

AG
Agricultural District
The Agricultural District AG is intended to help retain large tracts of land for agricultural purposes and to minimize conflicts between agricultural uses and adjacent development. The principal purpose of this district is to provide for large tracts of open land 43,560 sq ft or more devoted to active agricultural and open space uses including crop farming, animal raising, pasture and woodlands with related residential and farm structures and equipment. This district is appropriate in the Rural Development Tier depicted on the Development Diagram (Exhibit VI.3) of the Master Plan. The AG District also may apply to tracts of land within the Suburban Tier, when compatible with adjacent land uses. Land in the AG District should be served at rural levels of service.
Directions: I-70 exit at Oak Grove, north to Hwy. FF. Left 1/2 mile to H Hwy. also known as South Outer Belt Rd. Turn Right. Property is on right side of road after you have traveled 1/2 mile. Field entrance is at center of frontage. Trees grown up in fence across front of tract obscures view of how the land lays. You'll have to pull into the field entrance and walk or drive on the land. Please notify listing agent if you plan to drive or walk the land.
