NEW ROOF! Photos do not do this elegant, all-brick home justice. Offering over 3,150 square feet, 4 bedrooms, 3 bathrooms, and a classic 1.5-story floorplan, this home combines generous living spaces with major updates already completed, a Rheem dual-fuel high-efficiency variable-speed HVAC system installed in May 2025, and a 72-gallon water heater approximately two years old. Inside, you'll find large rooms throughout, real hardwood flooring through much of the main level, crown molding, tall ceilings, recessed lighting, pocket doors, and abundant natural light. Multiple living spaces provide flexibility, including a cozy family room with built-in bookshelves and gas fireplace, plus a second living area featuring a dramatic wall of windows overlooking the backyard. The kitchen has been updated with custom Dakota Cabinets cabinetry, pull-out drawers, a Sub-Zero refrigerator, KitchenAid trash compactor, wall oven, tile flooring, and premium appliances. A formal dining room, four-season sunroom with tile flooring, and oversized laundry room with abundant storage add exceptional functionality. The spacious primary suite features a tray ceiling with dome detail, large walk-in closet, and ensuite bath with extensive cabinetry and updated fixtures. Upstairs, you'll find additional living space, a bedroom, and a full bathroom, making an ideal retreat for guests, hobbies, or multigenerational living. Bonus features include a whole-house water softener, drinking water filtration system, attic fan, insulated construction, and an oversized insulated 3-car garage with natural light, exterior access door, and a wash bay with drain and faucets. Outside, mature landscaping and a composite deck create a peaceful setting to relax. A standout feature is the exceptionally tall walk-in crawlspace, offering incredible storage and a storm shelter. This home offers the space, functionality, and value that are increasingly hard to find.
Sequiota, located between Galloway Creek Greenway and Sequiota Park, is a residential and outdoorsy Springfield neighborhood with a wooded creek corridor and trail-linked parks. The neighborhood’s character concentrates around Sequiota Park’s trailhead and footbridges, where cyclists, runners, and dog-walkers circulate past the creek and open lawns. Housing leans toward mid-century ranches and tidy infill on curving streets that follow the terrain. The Sequiota Greenway frames daily routines with shaded paths and wildlife pockets. Nearby, Galloway Station and the Galloway Grill act as local anchors for coffee, meals, and meetups. The setting reads calm and green, with activity rising around the trail network.

PD
Planned Development District
The intent of the planned development (PD) district is to encourage more creative and imaginative design than generally is possible under conventional zoning regulations. It is intended to permit upon application and upon approval of site and use plans, the creation of PD districts. Suitability of such tracts for the PD district designation shall be determined by and shall be made in accordance with the comprehensive plan and designed to lessen congestion in the streets, to secure safety from fire, panic and other dangers, to promote health and the general welfare, to provide adequate light and air, to prevent the over-crowding of land, to avoid undue concentration of population, to preserve features of historical significance, to facilitate the adequate provision of transportation, water, sewerage, schools, parks, other public requirements, and with a reasonable consideration being given to among other things, the character of the district and its peculiar suitability for particular uses and with a view to conserving the land throughout the city. The procedures herein established are intended to substitute procedural protections for substantive regulations in recognition of the fact that traditional density, bulk, spacing, and use regulations, which may be useful in protecting the character of substantially developed areas, may impose inappropriate and unduly rigid restrictions upon the development or redevelopment of parcels which lend themselves to an individual, planned approach. In addition, a development plan should be designed to ensure that the following general goals will be achieved: The proposed development shall be of such design that it will promote achievement of the stated purposes of the Springfield Comprehensive Plan.; The development will efficiently utilize the available land, and will protect and preserve to the extent possible, natural features of the land such as trees, streams and topographic features.; The development shall provide for harmonious and coherent site and building design that creates a sense of place.; The development will be located in an area in which transportation, police and fire protection, other public facilities and public utilities, including sewerage, are or will be available and adequate for the uses proposed; provided, however, that the applicant may make provision for such facilities or utilities which are not presently available.
