This 247+/- acres is located less than 4 miles from Brandon on Bethel Rd. which runs south off of Hwy 468 and is less than 2 miles East of Vans Sporting Goods and Processing. It consists of all types of terrain; rolling hills covered in hardwoods and pines, lowland hardwoods, Richland Creek and sloughs. The property is completely timbered except for 2 pipelines that traverse the property and along the Richland Creek canal. The pipelines make excellent places to put food plots for the wildlife and serve as nice roads. The timber consists of 35+/- acres of pine plantation about 18 years old ready to be thinned. The remaining timber is hardwood that was select cut about 20 years ago. The deer habitat is very good with the hardwoods providing acorns in the fall and plenty of browse is available in the spring and summer. The good habitat supports a good herd of deer and a nice flock of turkeys. The property has had very little hunting pressure over the years but has produced some very nice deer. The turkey hunting is good and the location allows for an early turkey hunt before work or an afternoon deer hunt after work. This place is located on the edge of development; most of the houses in the area sit on 5 acres or more. There is over mile of Bethel Rd. frontage which allows for easy access and provides several building sites for your home or get-away. If you are looking for a place to live on or get away to, but need to be close to town, this might be the place! Asking $586,625. BROKER IS RELATED TO SELLER
