Keep some ponds for waterfowl, and have the others drained and planted in trees to create a your own hunting paradise combining big delta deer with the ducks. While there's no guarantee of it qualifying for WRP/WRE, the odds are definitely good. The little office building on Cole Lake Road has electricity, septic, and water, and a yard full of big pecan trees. The office could be expanded into a camp house by closing in the carport or adding on, or take the metal building and finish it out for a really big bunkhouse. There's also ample acreage to add additional cabins, buildings, or RV spots. A rare find with so much opportunity -- and along with the ducks, the area is well-known for high-scoring big delta bucks!
