12911 W Star Landing Rd, Lake Cormorant, MS 38641

Step into a piece of Lake Cormorant history with this remarkable country property offering approximately 20.99 acres and a home believed to have been built around 1892 by J.M. Blythe, son of Col. Blythe, an early owner of the surrounding land, with the property remaining connected to the Blythe family for generations. Offering approximately 3,264 square feet, this distinctive Southern vernacular farmhouse with classical architectural influences has evolved over more than 130 years while retaining much of its original character, including beautiful heart pine hardwood floors, tall windows, substantial trim, high ceilings and a traditional two-story design. The front of the home features a formal living room and dining room, sitting room and fireplace room, while a spacious den/family room was added to the rear for comfortable everyday living. The floor plan includes four bedrooms, a bonus room and 2.5 baths, with the primary bedroom and renovated en suite bath conveniently located on the main level. The spacious primary bath blends vintage character with modern comfort and features a beautiful clawfoot soaking tub, separate tiled shower, pedestal sink and walk-in closet, while the additional baths have also been updated. The kitchen, renovated around 2019, offers quartz countertops, abundant cabinetry and workspace, a center island with quartz countertop, stainless farm-style sink, stainless vent hood, smooth-top range, stainless steel dishwasher and refrigerator. Additional improvements include a new septic system in 2021, renovated bathrooms and new plumbing throughout in 2022, a whole-house generator hookup added in 2022, new downstairs HVAC in 2023 and a new water heater in 2026. The home is connected to city water while retaining the option of well water and features redundant shutoffs and a water filtration system. Outside, the property continues its agricultural tradition as a working farm with pear, peach and fig trees, along with fruit bushes, a large chicken run and coop, and a rear portion of the acreage currently leased to a local farmer under a 20% share-of-profits arrangement. Five additional buildings provide tremendous versatility, including a 14' x 18' detached studio or hobby space with a sink, an approximately 30' x 50' insulated four-bay garage built around 2019 with a 220-volt RV hookup, a 20' x 26' two-car garage, workshop and barn. Rich in local history and surrounded by the peace and quiet of the Mississippi countryside, this is a rare property where the character of a circa-1892 Southern farmhouse, generations of Lake Cormorant history, thoughtful modern improvements and more than 21 acres come together in a truly special setting.
