Good news, APPROVED FOR A BRAND NEW ROOF TO BEGIN ASAP, GAME CHANGER when setting up homeowner insurance policy! An excellent, well-built home, perched near the entrance of one of the premier neighborhoods in the Madison/Gluckstadt area, this well-built home abounds with potential. On the second street in, there's a circle with no through traffic where homes surround a large, circular green space, Copper Ridge - this home is situated on a nice lot, basically flat, the large, partially fenced back yard has a very slight slope downward, best for stability, and a covered back patio. The interior has a formal dining area, a semi-open, split plan, a landing outside of the Master Bedroom (the Master bedroom does not open directly into the den) Kitchen built-in is a large, deep pantry and beautiful, thick granite countertops. Master bath has two, his and her walk-in closets and tall separate vanities. Beautiful flooring in the den and hallways with a flooring and/or closing allowance offered at closing towards new carpet in the bedrooms. Alarm system and Keyless entry. Priced competitively for this sought after neighborhood, this sold home has such potential, even a small investment in a light fixture and a little paint here and there will immediately add a large amount of immediate equity. Owners are ready to move out so that you can move in at your earliest convenience. Schedule a tour and you'll see what I mean!

PUD
Planned Unit Development Legacy District
The purposes for Planned Unit Development PUD districts are: To provide for the development of relatively large land areas as total cohesive and coordinated units, rather than development on a lot-by-lot basis.; To permit more flexible and advantageous use of sites, especially with regard to natural features of the landscape, through the relaxation of conventional zoning requirements including minimum lot size and minimum lot width, while at the same time retaining approximately the same overall density as would ordinarily apply if the same areas were developed by conventional methods.; To help reduce the cost of residential development by allowing more dwelling units per gross acre than could be built in a conventional low density subdivision due to the extensive space requirements of streets rights-of-way, utility easements, etc., in a conventional subdivision and by reducing the length of streets and utility extensions through concentration or clustering of housing; To provide for the development of sites in which land not used for structures and yards but not required by the basic zoning of the site shall be reserved collectively in contiguous units accessible to all dwellings within the PUD as open space; this open space will provide recreational opportunities for the residents of the PUD, and will also afford improved, safer pedestrian circulation within the PUD.
