Move-In Ready Northbay Beauty on 1 Acre! 1-Year-Old Roof & BRAND-NEW Gutters! At absolutely no fault of the sellers, this home is back on the market and better than ever! The sellers have gone above and beyond to ensure this home is in ready-to-go condition—addressing all inspection items and keeping the property in pristine shape. The first buyers' home never received an offer, and the second buyers had to withdraw due to unforeseen medical reasons—again, no fault of the buyers or the property itself. With a recent appraisal coming in over list price, this is truly a wonderful opportunity for a lucky new owner. Nestled on a beautiful one-acre corner lot in Northbay, this impressive 4,892-square-foot, five-bedroom, four-and-a-half-bath home offers the perfect balance of timeless charm and modern updates. From the manicured front lawn and landscaped gardens to the spacious backyard, there's ample room to live, entertain, and grow—inside and out. Built in 1999, the home welcomes you with a formal dining room to the right and a private office to the left. The bright, airy formal living room features large windows that fill the space with natural light, creating a warm and inviting atmosphere. At the heart of the home lies the fully renovated kitchen (2015), complete with high-end Subzero appliances, a generous walk-in butler's pantry, updated cabinetry, elegant countertops, modern lighting, and new flooring. Just off the kitchen, a private outdoor courtyard provides the perfect retreat for morning coffee or evening relaxation. The primary suite offers privacy and direct access to the back patio for seamless indoor-outdoor living. Inside, you'll find a cozy sitting area, dual closets, and a luxuriously renovated en-suite (2013) featuring double vanities, custom cabinetry, updated flooring, modern lighting, and a beautifully designed walk-in shower. Two additional main-level bedrooms each feature large closets, built-in workstations, and updated en-suite bathrooms (2022)—perfect for family or guests. Upstairs, two more spacious bedrooms flank a large open loft area, ideal for a playroom, entertainment space, or secondary living area. A heated and cooled storage room upstairs adds valuable flexibility. The backyard is private and expansive—perfect for gatherings, gardening, or the future addition of a pool or outdoor kitchen. The home has been meticulously maintained with significant updates, including: 2021: New HVAC unit added for bedroom areas, with all systems and plumbing serviced bi-annually. 2022: All exterior windows and front French doors replaced; two guest bathrooms fully renovated. 2024: Brand-new roof and gutters installed. With thoughtful updates, abundant space, and a beautiful setting, 116 Hampton Way offers not only comfort and functionality but also peace of mind—knowing every detail has been cared for. This home is move-in ready, beautifully maintained, and waiting for its next chapter. Schedule your private tour today and experience all that this exceptional Northbay property has to offer!

PUD
Planned Unit Development Legacy District
The purposes for Planned Unit Development PUD districts are: To provide for the development of relatively large land areas as total cohesive and coordinated units, rather than development on a lot-by-lot basis.; To permit more flexible and advantageous use of sites, especially with regard to natural features of the landscape, through the relaxation of conventional zoning requirements including minimum lot size and minimum lot width, while at the same time retaining approximately the same overall density as would ordinarily apply if the same areas were developed by conventional methods.; To help reduce the cost of residential development by allowing more dwelling units per gross acre than could be built in a conventional low density subdivision due to the extensive space requirements of streets rights-of-way, utility easements, etc., in a conventional subdivision and by reducing the length of streets and utility extensions through concentration or clustering of housing; To provide for the development of sites in which land not used for structures and yards but not required by the basic zoning of the site shall be reserved collectively in contiguous units accessible to all dwellings within the PUD as open space; this open space will provide recreational opportunities for the residents of the PUD, and will also afford improved, safer pedestrian circulation within the PUD.
