NEW PRICE + $10,000 in BUILDER INCENTIVES!! Builder is now offering a $10,000 incentive towards closing costs, rate buy down, upgrades or prepaid items with an acceptable offer ! Take advantage of the new pricing and incentives while they last! Welcome to 124 Grayson Way -- a beautifully built new construction home offering 2,203 square feet of perfectly designed, highly functional living space in Lake Caroline. This is not your typical 3 bedroom, 2 bath new construction. From the moment you arrive, the curb appeal stands out with a covered front porch, side-entry garage, and additional parking pad -- providing both architectural interest and practical convenience. Step inside to a welcoming foyer entry where wide-plank white oak flooring flows throughout the main living areas and bedrooms. To the left, a spacious formal dining room easily accommodates a banquet-size table and opens seamlessly into the expansive living room. The living area was designed with furniture placement in mind -- generous wall space, custom built-ins flanking a beautiful gas log fireplace, and a wall of windows across the back that fills the home with natural light. The kitchen is both striking and highly functional. An oversized island with bar seating anchors the space, complemented by quartz countertops throughout the home, designer tile backsplash, abundant cabinetry, and extensive prep space. A separate breakfast or keeping room adds flexibility rarely found in homes of this size. The walk-in pantry is truly impressive -- significantly larger than most comparable homes -- offering exceptional storage. The primary suite provides generous room for furnishings and features trey ceilings for added architectural detail. The spa-inspired primary bath includes dual quartz vanities, a large soaking tub with beautiful tile surround, an oversized floor-to-ceiling tiled shower, private water closet, and one of the most well-designed and spacious closets you'll find -- ideal for shared use. Conveniently connected to the primary closet is a multifunctional laundry room complete with quartz countertops, sink, drying rod, drop zone, and an abundance of cabinetry -- far beyond typical new construction. The two secondary bedrooms are another standout feature. Each offers excellent wall space for furniture placement and oversized walk-in closets. The hall bath includes double vanities and a tiled tub surround -- a rare and valuable upgrade in this category. Outdoor living is just as impressive with an oversized covered back porch featuring a fireplace and TV hookup -- perfect for entertaining year-round. This builder's attention to detail, millwork, storage design, and flow throughout the home create a layout with no wasted space -- just comfort, function, and elevated finishes. Lake Caroline is one of Madison County's premier lifestyle communities. Centered around an 835-acre private lake, residents enjoy boating, water skiing, fishing, and marina access. The community features multiple pools, tennis courts, walking trails, playgrounds, and parks throughout. The Caroline Golf Club offers an 18-hole championship course with clubhouse dining, and the neighborhood restaurant overlooking the water provides a perfect setting for evenings with friends and sunset views. Lake Caroline offers a true resort-style atmosphere while remaining convenient to Madison schools, shopping, and dining.
Lake Caroline, located between Madison and Canton, is a master-planned and lakeside Gluckstadt neighborhood with a broad central lake and winding, sidewalk-lined streets. The neighborhood’s character concentrates around the Lake Caroline Clubhouse and the lakefront drives, where golf carts, walkers, and porch-lit evenings set the pace. Architecture leans toward Southern-influenced brick and siding homes with generous setbacks and tidy landscaping. Water views, pocket parks, and community greens shape a calendar of outdoor routines. The setting feels removed from commercial strips, with daily life oriented toward the shoreline and neighborhood amenities.

PUD
Planned Unit Development Legacy District
The purposes for Planned Unit Development PUD districts are: To provide for the development of relatively large land areas as total cohesive and coordinated units, rather than development on a lot-by-lot basis.; To permit more flexible and advantageous use of sites, especially with regard to natural features of the landscape, through the relaxation of conventional zoning requirements including minimum lot size and minimum lot width, while at the same time retaining approximately the same overall density as would ordinarily apply if the same areas were developed by conventional methods.; To help reduce the cost of residential development by allowing more dwelling units per gross acre than could be built in a conventional low density subdivision due to the extensive space requirements of streets rights-of-way, utility easements, etc., in a conventional subdivision and by reducing the length of streets and utility extensions through concentration or clustering of housing; To provide for the development of sites in which land not used for structures and yards but not required by the basic zoning of the site shall be reserved collectively in contiguous units accessible to all dwellings within the PUD as open space; this open space will provide recreational opportunities for the residents of the PUD, and will also afford improved, safer pedestrian circulation within the PUD.
