Remarks: Old, dingy and cheap! Sure, it has all one-level living and a good amount of storage space in the cellar, a large lot , it's fenced and it appears to be a solid and potentially habitable home and it is in a nice, rural setting, but it all ends there. To say it has been neglected would be a compliment as it needs just about everything. It's not a model home; it is certainly a fixer. BUT, it IS a lovely setting and just imagine how nice it will be once it has been finished. A perfect BNB, rental, small home. .. let your imagination guide you. Seller will not respond to any offers until August 19,2019. Property was built prior to 1978 and lead based paint may exist. Buyer must accept a lead-based paint removal deed restriction. Buyer will be required to have it tested, re-mediated and provide proof of removal to USDA-Clearance Report-to have the deed restriction removed at buyers cost. Property cannot be occupied until this is completed. SELLER HAS NOT HAD IT TESTED. Property is in a flood plain. This may limit what you can or cannot build on the property. Buyer to determine. Potential freeze damage to plumbing. Property has a septic tank. Condition unknown. Property will not finance FHA or VA in it's current condition. Renovation loan would be a great loan for this property. Buyer to complete all inspections to their satisfaction. Inspections are for informational purposes only. It is the responsibility of the buyer to determine if there are any issues/adverse material facts with the home as agents have not completed personal inspections of possible issues. All services are handled by outside preservation companies and findings are not always shared with agents. Seller disclosure states this is an 'AS IS WHERE IS" purchase. Realtor and Realtor agency have made no inspections or determinations of their own.
