Loray Mill Historic District, located between Franklin Boulevard and W 2nd Avenue, is a historic and industrial Gastonia neighborhood with a landmark textile mill and brick mill-era streetscapes. The neighborhood’s character concentrates around the Loray Mill complex on W Franklin Blvd, where loft living, a brewery taproom feel, and event-day foot traffic set the tone. Loray Mill Lofts, Webb Custom Kitchen, and Cavendish Brewing Company act as local pillars for dining, gathering, and craft pours. Red-brick warehouses and converted mill buildings define the architecture, with rail lines and broad arterials shaping the edges. Side streets read quieter and residential, while the mill campus keeps the district’s identity front and center.

RS-8
Urban Residential Districts
Four urban residential districts are hereby created: RS-20, RS-12, RS-8 and RMF. The RS-20, RS-12 and RS-8 districts are primarily geared towards single-family residential development with standard minimum lot sizes ranging from twenty thousand square feet in the RS-20 zone to eight thousand square feet in the RS-8 zone. The RMF district is geared towards multi-family residential development. These districts will most likely be found in the Urban Standards Overlay District and are served by public utilities. Higher densities than those normally allowed and a variety of different residential types may be accommodated in all zones through planned residential developments (PRD's), infill residential developments, and traditional neighborhood developments (TND's) and/or through the satisfaction of certain of certain performance design and construction criteria.
