About this home
Looking for a charmer and lovable home or investment? We’ve got a wonderful antique cape that has spent several decades being a duplex and now is happy to continue as a duplex or to switch back to being a single family again. This home sits on over 6 acres of land where a recent tenant kept horses and other animals along with a large garden. This parcel abuts conservation acreage and is in an aquifer protection zone so currently it is not subdividable. The present owner has done several improvements including a new roof, exterior paint, barn demolition (build another one?), interior paint, appliances, electrical and plumbing improvements amongst other things. It can still benefit from some carpentry work here and there and the basement being 200 years old could use some new windows and some other TLC. Both units have been vacated for the sale, unit 1 vacated end of August and was paying $1500, unit 2 left end of September and was paying $1250, current market rents are $1600+. Tenants pay their own heat and electricity, and the owner provides water and sewer. The septic system is WAY over sized and was very clean at the last inspection. The water is from an onsite private drilled well. There is an additional building that could be use for storage or it would make a great workshop, if you’re a tradesperson perhaps you could hang a sign out front for your business? This is a great property for a beginner investor or a first time home buyer.
This idyllic antique farmhouse has seen its better days but it still has much life left in it and tales to tell. Currently, a duplex but could be converted to a single-family. This close to seven-acres parcel is NOT subdividable and you cannot have anything there more than what is existing which is a duplex or single-family home. You can have animals and gardens as the long-term tenants had but no development as it is subject to an Aquifer Overlay Zone. Home needs paint and repairs so it likely will not finance thru straight FHA or VA (think rehab loans). Each apartment is one bedroom, the front apartment is in the best shape and would be easily rented. The land is mostly flat, with what looks like a close to 50/50 mixture of wetlands and uplands. The previous tenant had horses on a clear level open 2-acre portion of the land. There is a small barn attached to the house that needs work and it has housed animals and stored feed. There is also a detached 12x18 shed. Separate driveways, electrical, and heating. Seven-bedroom septic design and a drilled well.
