This is the largest lot on the river with approximately 160' of bulkhead plus a private beach. There is a Riparian Grant which allows you to build a dock far into the River without renting from the State. Sunrises and sunsets are spectacular so keep your camera ready. Also be ready to capture sailboat races, unusual boats going by and the fireworks are awesome. Island Heights is right across the river close enough to enjoy the view and sometimes the music from their Yacht Club. Another pleasure of race day is watching the yacht club boats tow a whole line of little sailboats out to the course with all the excited young sailors. Winters are interesting and even beautiful. Watching the slush (and sometimes mini ice burgs) flow out to the bay and then slowly fill in everywhere until it ices over is a marvel add a little snow and it is beautiful. Obviously the ice boats are awesome and fun to watch from your warm home. Crab and fish from your dock and you can even seine from the beach kids love to see what you find in the net!! Summer parties are fun with crab races, who catches the first, the biggest, the most on a string, etc. This is where the blood pressure goes way down and the smiles appear. It is actually two lots (the beach lot needs a variance for size, but other lots on the street are of similar size and full building lot taxes were always paid on both lots. Lot 14 is the large cleared lot, 14.01 is the Riparian Grant and 15 is the beach lot. Note that the taxes are currently high because of an error in the assessment on the beach lot. In the event you decide to keep both lots together, your taxes will be cut dramatically (maybe almost in half). New bulkhead went out two feet from the original survey and also raised the property two feet. The beach lot has an old bulkhead that is under the sand. Unlike some other waterfront areas, there is never an access problem as the roads do not flood. The neighborhood has lovely homes and there is a private fenced beach club for residents, complete with shaded area and barbeque. They hold picnics and other events all season. DEP approval had been obtained years ago and the survey shows what was approved at that time. You can see that a very large home could be built there. The beach lot has bamboo on the street side which offers tremendous privacy to that lot.
