Welcome to the market! This spacious 4-bedroom, 3-full-bathroom home is situated on approximately 9.83 acres, offering a combination of beautifully maintained open space and wooded acreage. From the moment you enter the property, you are greeted by beautifully landscaped grounds that enhance its curb appeal and country setting. The property has been well cared for and provides an abundance of indoor and outdoor living and entertaining space, as well as a front asphalt circular driveway with an additional stone driveway leading to the rear yard. As you approach the home, you are greeted by a wraparound front porch that extends toward the rear of the property, with steps leading down to a backyard retreat. Outdoor amenities include a concrete patio with a gas grill connection, an 18' x 36' in-ground pool with a depth of up to 8 feet, and a covered pavilion, creating an inviting space for gatherings and relaxation. The property also features a custom-covered motorhome or boat storage area with an approximately 15' x 44' concrete pad, a 32' x 32' pole barn with electric and two overhead doors, one located at the front and one at the rear of the building, two storage sheds, a chicken coop, a rear carport, and a fenced vegetable garden with its own three-zone sprinkler system. Nature enthusiasts will appreciate the wooded trails throughout the property. The grounds are enhanced by extensive landscaping and an irrigation system with multiple zones and approximately 88 sprinkler heads. Inside, the home welcomes you with a vaulted foyer and staircase leading to the second floor. The main level offers a versatile layout that includes a family room, flex room or office space, formal living room, and formal dining room. The living room features a wood-burning fireplace with a stone and brick mantel and is flanked by two sets of glass doors that provide access to the rear patio and views of the backyard. The kitchen opens to the living area and includes bar seating, a breakfast area, ample cabinetry, and all existing kitchen appliances. A hallway off the kitchen leads a pantry, laundry room, a full bathroom, and interior access to the attached two-car garage. The garage includes automatic door openers, a rear access door, a gas heater, and an additional workspace area suitable for hobbies or projects. The second floor offers four bedrooms, a full hallway bathroom, and one of the bedrooms being a spacious primary suite. The primary bedroom features two separate walk-in closets and a private bathroom with dual vanities, a soaking tub, and a separate shower. Additional features include hardwood flooring on the first floor that was installed within the past year, recessed lighting throughout much of the home, and a full basement that offers potential for recreation space, a home gym, workshop area, or storage. The basement houses the mechanical systems and includes Bilco door access to the backyard. A notable bonus is the fully paid-off solar panel system, providing the benefits of solar energy without a solar lease obligation. Additionally, the seller has already obtained a passing water certification, passing septic certification, and a Certificate of Occupancy, helping to streamline the transaction process. This property offers a unique combination of indoor comfort, outdoor amenities, storage options, and acreage to enjoy. This property is just minutes from Union Lake boat ramp on Carmel Rd. Do not miss your chance to schedule a private tour of this home retreat while it lasts!

Farmland Production District
The intent and purpose of the Farmland Production District is to preserve and enhance the economic viability and quality of existing agriculturally productive lands, farms, and agricultural homesteads as well as maintaining a rural, low-density environment. Residential densities in the Farmland Production District should be a minimum of one unit per 10 acres in order to discourage overconsumption of prime cropland. In addition, other regulatory techniques such as mandatory clustering should be required in order to avoid developing deep, narrow lots along existing roadways. Deference should be given to the City's goal of preserving 50% of Millville's land in open space, farmland and forest.
